Broadway Ave. Meridian, ID 83642 Dear Stacy, Thank you for the comments on the Eagle View Landing CZC application. The Landscape and Civil plans have been updated per your request and they have been submitted as part of our response package. There were five (5) Design Review comments that relate to the architecture on the buildings and this memo will address those items specifically: Goal 1.1C – We have architectural elements on 4 of the 6 elevations per building that are viewable by the public. The two facades at the “L” of the building are simplified in an effort to not visually distract from the pocket parks that have been designed for each building. These parks are located in what is typically a back of house/dumpster area. Instead of being unattractive and under-used areas, we are providing parks to bring energy to these buildings. Each park has unique features and plantings. Per the ASM, these parks add a human scale to the two buildings and the plantings/design elements of the parks help to visually break up the ‘L’ facades. Goal 2.1A – The building parapets step as the corners round to the ‘L’ facades but the rest of the parapets on these elevations has been left uniform in order to not visually distract from the parks (plantings and built features). Per the ASM, these parks add a human scale to the two buildings and the plantings/design elements of the parks help to visually break up the ‘L’ facades. Goal 3.1B – The elevations along the street running N/S have multiple smaller canopies and the future furniture is intended to have umbrellas that will provide shade to the pedestrians and people using the furniture. The elevations facing South have a long canopy that extends nearly 8’ off of the building façade. This will provide shade to anybody using the furniture that is intended to be located beneath. Per ASM, the combination of these elements will break-up the building façade and provide a pedestrian scale to the buildings. Goal 4.2A – The elevations of both buildings use a combination of canopies, plantings, and landscape features to help break-up the facades. The materials on each building provide change of planes and a visual change and one rounds the buildings. Each building’s elevations have variations from each other. All of our design variations are intended to provide a pedestrian scale, per the ASM. Goal 5.1I – We have designed different materials for these buildings. We have brick, stucco, different types of metal panels, and glazing. The different types of metal panels are: - Metal panel with a wood grain appearance 2 cushingterrell.com - Metal panel with wide bends that will allow for a play of shadows throughout the day - Metal panel with thinner bends that will allow for a play of shadows throughout the day None of our metal panels are ‘corrugated’ metal. We also the have canopies that help to shade the future customers and glazing. They buildings are each different in terms of facades, which helps create greater visual interest and a pedestrian scale, per ASM.
