This letter is to confirm that the Director approved your Certificate of Zoning Compliance
Change of Use application from a commercial to a residential use of the property addressed as
1321 N Main St. The proposed uses aze subject to all previous conditions of approval associated
with this site (H-2018-0097 (rezone)).
The existing uncovered pazking on the site associated with the residential use is deemed to be
nonconforming per UDC 11-1A-1; as such it is subject to the provisions listed in UDC 11-SB-4,
Nonconforming Use. Note: A minimum of 7 shared off-street parking spaces are required to be
provided on the site for the residential (based on 3 bedrooms) and non-residential uses and shall
be improved per the standards listed in UDC 11-3C-SB. At the time a residential building permit
application is submitted to the Building Division, the applicant shall provide a site plan showing
the provision of aminimum Toff -street pazking spaces consistent with the standards found in
UDC 11-3 C.
Please contact Building Services and the Meridian Fire Deparh�nent for specific permit and code
requirements.
The applicant, Director, or a party of record may request CiTy Council review of a decision of the
Director. All requests for review shall be filed in wrifing with the Planning Division of the
Community Development Department on or before March 25, 2020, within fifteen (15) days
after the written decision is issued, and contain the information listed in Unified Development
Code (UDC) 11-SA-6B.
If City Council review of the decision is not requested, the action of the Director represents a
final decision on a land use application. You have the right to request a regulatory taking
analysis under Idaho Code 67-8003.
