Hi Sonya,
Please see answers/attachments regarding questions and request for additional items in your previous email.
Will the property management office & mail boxes be located in the clubhouse? Yes, the management office
and mailboxes are located in the clubhouse. They’re shown on sheet A3.2 (attached here)
Is there 80 square feet of private area (patios/balconies) proposed for each unit? I see it on some but not all of
the floor plans but maybe I’m missing it. The sizes of private area varies by unit, but at minimum they are 80 SF.
Our architect went through and noted square footage for each of the units, see attached.
Do you have elevations of the trash enclosures? Yep, see attached.
Where are you providing secondary emergency access from? Have you been working with Costco & the Fire
Dept. on this? We’ve met with Joe about this and have sketched up a draft plan to provide the secondary access,
attached here. We’ve reached out to Costco regarding the proposal but have not heard back yet, so this could
change.
Did you submit concept engineering plans to Land Development? If not, please do so. For some reason I was
thinking this was not applicable/already submitted, sorry about that. Attached here, and I’ll also send over to
Land Development!
Is there a reason a berm isn’t proposed along Lost Rapids on the portion of the street buffer east of the driveway
entrance? Trees aren’t proposed on the back side of the sidewalk either like they are on the west side. There is
an irrigation easement located within that area so our landscape architect didn’t berm it or include trees.
Attaching an exhibit to created to show where the easement is.
I don’t see that a PBA was ever approved & a ROS recorded for the current configuration of the site; are they
just going to record the plat instead? The plat is in the process of routing to be recorded – I think they’re
working on bonding and such now.
Do you have written confirmation from VRT in regard to if a bus stop is needed on this site (per the DA)?
