Design Narrative: January 27th, 2020
Meridian townsite AMD subdivision is located in the Old Town zoning district of
Downtown Meridian. The subdivision is full of different types of businesses and various
architectural elements. neUdesign Architecture is one of the many businesses that reside in
Downtown Meridian. neUdesign Architecture is rapidly growing and has purchased the existing
127 Club building. neUdesign intends to expand their current office space into the adjacent
building. The two buildings share an interior wall making the neUdesign expansion a seamless
transition. The proposed project will have to go through the Certificate of Zoning Compliance
change of use application to change the previous use from a drinking establishment to an
office/business use.
The new space is approximately 5,000 sf. This square footage includes a basement that
will only be used for storage and mechanical equipment. The remaining 4,850 sf will be shared
between neUdesign and a second tenant. The second tenant will reside in the northern portion
of the building using about 1,500 sf of the existing square footage, neUdesign will grow into the
remaining space. The tenants main entry access to their space will be off of Idaho. neUdesign's
main entry access will remain per its existing conditions, located off of 2nd street.
The scope of the project will be considered a major tenant improvement, revamping the
entire interior as well as restoring the exterior at a later date. The interior tenant improvement
and the exterior facade will be broken into two permit packages. Getting the interior space move
in ready is at the highest priority.

neUdesign's employees and clients.

additional tenant
-Street Parking is pre established by the City of Meridian
o Access- The 127 club building sits on a public street in meridian. 127 Idaho
avenue.
® Street Layout and Internal circulation- existing, has been approved by the City of
Meridian
® Pedestrian Walkways and Facilities- A concrete sidewalk is existing directly
outside of the entryways, allowing access into each tenant space. The building
will provide egress doors that will be used for every day access into the building.
