IRRIGATION SYSTEM WAS DESIGNED BASED ON THE ASSUMPTION THAT THERE IS 100 G.P.M. WITH 60 P.S.I. AT THE SOURCE AND A MINIMUM OF 30 P.S.I. AT THE SPRINKLER HEADS. 2. ALL LATERAL LINES THAT ARE NOT LABELED SHALL BE MIN. 1" DIAMETER PIPE AND A MINIMUM OF 6 INCHES BELOW GRADE. 3. IT IS THE CONTRACTORS REASONABILITY TO VERIFY THE LOCATION OF ALL UNDERGROUND UTILITIES, DRAIN LINES, ETC. PRIOR TO DIGGING OF ANY KIND. 4. ALL WORK SHALL BE COORDINATED WITH OTHER SITE RELATED DEVELOPMENT DRAWINGS. 5. IF APPLICABLE, ALL SLEEVES SHALL BE INSTALLED BY THE IRRIGATION CONTRACTOR. THE LOCATION OF EACH SLEEVE IS SHOWN ON THE IRRIGATION PLAN. ALL ENDS OF SLEEVE ARE REQUIRED TO BE TAPED OR CAPPED TO PREVENT DEBRIS FROM ENTERING THE PIPE. EACH END SHALL BE MARKED WITH A 2" x 4" PAINTED STAKE PROTRUDING 24" ABOVE GRADE. EACH SLEEVE SHALL EXTEND A MINIMUM OF 18 INCHES BEYOND THE BACK OF A CURB OR EDGE OF PAVEMENT. 6. IT IS THE CONTRACTOR RESPONSIBILITY TO OBTAIN ALL PERMITS REQUIRED FOR THIS WORK. 7. INSTALLATION SHALL COMPLY WITH ALL NATIONAL, STATE, AND LOCAL LAWS AND ORDINANCES. 8. IRRIGATION CONTROLLER(S) ARE TO BE WIRED TO A POWER SUPPLY BY A LICENSED ELECTRICIAN PER LOCAL CODES. IRRIGATION CONTROLLER(S) ARE SHOWN ON THE IRRIGATION PLAN. 9. CONTRACTOR SHALL REMOVE AND DISPOSE OF ANY DEBRIS AND ROCK BROUGHT TO THE SURFACE AS A RESULT OF TRENCHING OPERATIONS. 10. ALL ABOVE GROUND WIRES ARE REQUIRED TO BE WITHIN PVC CONDUIT. FOLLOW MANUFACTURE GUIDE FOR WIRE SIZE AND INSTALLATION REQUIREMENTS. FOR EACH VALVE, ONE POWER WIRE WILL NEED TO BE PROVIDED TO THE BACK OF THE CONTROLLER. 11. IRRIGATION CONTRACTOR IS REQUIRED TO PROVIDE A COMPLETE AS-BUILT DRAWING IN PDF FORMAT TO THE OWNER AND ARCHITECT/LANDSCAPE DESIGNER PRIOR TO FINAL PAYMENT. 12. FOR A PERIOD OF ONE YEAR FROM THE DATE OF ITS ACCEPTANCE, THE ENTIRE SYSTEM SHALL BE GUARANTEED TO BE COMPLETE AND PERFECT IN EVERY DETAIL. ANY REPAIRS OR REPLACEMENTS OF ANY DEFECTS THAT OCCUR WITHIN THAT YEAR SHALL BE FREE OF EXPENSE TO THE OWNER. 13. THE IRRIGATION CONTRACTOR IS PERMITTED TO MAKE ANY NECESSARY MINOR CHANGES IN THE FIELD TO SPRINKLER NOZZLES, SPRINKLERS, PIPE, AND OTHER IRRIGATION EQUIPMENT LOCATIONS TO FIT THE SITE. PILE LOCATIONS AND HEAD ADJUSTMENTS MAY ALSO BE MADE AS REQUIRED TO AVOID DAMAGE TO EXISTING TREE ROOTS. ALL ADJUSTMENTS SHALL ENSURE HEAD TO HEAD COVERAGE AND NOT OVERSPRAY THE BUILDING OR OTHER IMPROVEMENTS. IF CHANGES ARE MADE A LIST MUST BE PROVIDED TO THE CLIENT AND ARCHITECT/LANDSCAPE DESIGNER. 14. IF DISCREPANCIES ARE FOUND WITHIN THE DRAWINGS, SPECS, AND/OR SITE CONDITIONS; THE ARCHITECT OR LANDSCAPE DESIGNER SHALL BE NOTIFIED IMMEDIATELY. 15. ALL MAIN LINES TO IRRIGATION BOXES ARE MARKED IN A SOLID BLACK LINE AND ARE REQUIRED TO BE MIN. 2" POLYETHYLENE, PVC, OR APPROVED OTHER. 16. THE CONTRACTOR IS RESPONSIBLE TO SET THE IRRIGATION CONTROLLER TO PROVIDE ADEQUATE IRRIGATION TO KEEP ALL PLANTING MATERIAL HEALTHY. 17. INITIAL STATION RUN TIMES ARE TO BE DETERMINED IN THE FIELD BY THE CONTRACTOR. THE CONTRACTOR IS ALSO REQUIRED TO ADJUST THE SYSTEM AS NEEDED ENSURE THAT STATIONS ARE PROVING ADEQUATE WATER UP TO 15 DAYS AFTER INSTALLATION. 18. NOZZLES MUST BE ADJUSTABLE TO MAINTAIN HEAD TO HEAD COVERAGE AND REDUCE OVERSPRAY. GENERAL NOTES -IRRIGATION 1. ALL PLANTER BEDS SHALL BE IRRIGATED USING EITHER A INLINE EMITTER DRIP LINE IRRIGATION SYSTEM, "NETAFI M", OR AN APPROVED OTHER. IT IS THE CONTRACTORS RESPONSIBILITY TO INSTALL THE DRIP SYSTEM AS PER MANUFACTURER'S RECOMMENDATIONS AND THE FOLLOWING REQUIREMENTS: A. IF A 'NETAFIM' SYSTEM IS USED, EMITTER SPACING SHALL BE 12" APART WITH LATERAL LINES SPACED 18 INCHES APART. PROVIDE DRIP LINE TO ENSURE THAT EACH PLANT MATERIAL RECEIVES ADEQUATE IRRIGATI ON TO KEEP ALL PLANTING MATERIALS HEALTHY. B. ALL DRIP IRRIGATION LINES ARE REQUIRED TO BE STAKED DOWN EVERY THREE TO FIVE FEET WITH AN ADDITIONAL STAKE ON EACH SIDE OF A TEE, ELBOW, OR CROSS. 2. EACH DRIP VALVE SHALL HAVE A FILTER INSTALLED DIRECTLY AFTER THE VALVE. 3. IF DISCREPANCIES ARE FOUND WITHIN THE DRAWINGS, SPECS, AND/OR SITE CONDITIONS; THE ARCHITECT OR LANDSCAPE DESIGNER SHALL BE NOTIFIED IMMEDIATELY. 4. IRRIGATION CONTRACTOR IS REQUIRED TO PROVIDE A COMPLETE AS-BUILT DRAWING IN PDF FORMAT TO THE OWNER AND ARCHITECT/LANDSCAPE DESIGNER PRIOR TO FINAL PAYMENT.
