To Whom It May Concern:
This project concerns a renovation and new construction of a commercial office
space located on the corner of Meridian Road and W Washington Avenue.
The scope of this project includes the renovation of the existing residential structure
as well as a new vestibule entry and a 1,000 SF addition that will be utilized for
product storage. The existing residential structure will be renovated to include
offices, a conference room, and lobby/reception space. There will also be site
improvements to include off street parking, bicycle parking, sidewalks, a trash
enclosure and new landscaping.
Fenestration
The existing residential structure will replace most windows along the exterior and
will add additional windows to create a storefront feel along Meridian Road. New
windows will also be installed in the addition, placed higher to provide privacy and
security to the new storage space. The existing front entrance along Meridian Road
will be relocated to the South side of the exterior along W Washington Avenue. The
new entrance will be a vestibule entrance to provide an extra layer of security while
also providing modulation to the facade. A new ramp leading up to the vestibule
entrance will be installed, complying with ADA standards.
Site Improvements
A new parking lot will be constructed along the West side at the rear of the building.
The new parking lot will include 4 parking stalls in total, with 1 stall being ADA
compliant. Additional on street parking along W Washington Avenue may also be
utilized by customers and employees. A new sidewalk will be installed, joining the

new parking and the existing sidewalk along W Washington Avenue. An additional
sidewalk will lead to the private interior courtyard and back entrance. New
landscaping within the ACHD Right of Way will be planted as well as within the
private courtyard space. Bicycle parking will be placed next to the parking lot, with
the loading zone and stall spaces complying with ADA standards. New fencing will
replace the existing fencing along the North and East side of the property.
Color and Materials
The building elevations will be composed of a combination of horizontal wood
siding, standing seam paneling, and stucco. The arrangement of these materials are
comprised in such a way that highlights architectural features and brings visual
interest to the facade.

To Whom It May Concern:
This project concerns a renovation and new construction of a commercial office
space located on the corner of Meridian Road and W Washington Avenue.
The scope of this project includes the renovation of the existing residential structure
as well as a new vestibule entry and a 1,000 SF addition that will be utilized for
product storage. The existing residential structure will be renovated to include
offices, a conference room, and lobby/reception space. There will also be site
improvements to include off street parking, bicycle parking, sidewalks, a trash
enclosure and new landscaping.
Cohesive Design
The site welcomes and encourages public use with various sidewalks throughout the
site. Steel awnings and wainscot along the facades creates an appealing pedestrian
environment.
The design includes at least three similar accent materials, field materials, or other
architectural features with surrounding buildings; those materials include stucco,
horizontal wood siding, and steel awnings. The stucco and steel awning coincide
with commercial buildings across the street while the wood siding complements the
surrounding residential buildings. Throughout the facade of the building, material
changes are integrated to follow the Architectural Standards.
Building Scale
Throughout the facades, there are various roofline and parapet variations, with a
total of 3 roofline and parapet heights. Material banding, steel awnings, and

storefront windows are incorporated around the building to create a pedestrian
scale.
Building Form
The building form has various modulations in the facade plane that include recesses,
projections, step backs, and awnings. Storefront windows, fenestration trim and
changing material depths are additional variations within the facade building form.
Along the new addition, there is a band of horizontal wood siding wainscot that is
applied to the facade, breaking up the facade vertically. The existing structure also
has a band of the horizontal wood siding along the bottom. Both of these elements
give visual distinction in the building design that enhance the facades and form of
the building.
The majority of the fenestrations in the facade occur on the facades facing Meridian
Road and Washington Avenue. Awnings and trim pieces around the windows
accent these fenestrations.
The parapet roof is made up of numerous materials and consists of different heights.
The varied use of heights and materials breaks up the roof line and brings interest to
the building profile. The existing roof structure of the residential building will be
preserved and highlighted through the use of the parapet on only a portion of the
existing roof line. The existing gabled roof will be left over what are the offices, giving
a more private feel, while the parapet roof suggests commercial use over what will
be the lobby and reception space utilized by customers.
Architectural Elements
Trim pieces under windows and awnings over windows are included around the
multiple facades. An awning and building form projection highlights the main
vestibule entrance. The storefront window along the front facade is emphasized
through a material change on the corner while material changes along the corners
of the new addition give a sense of a faux column that highlights the corner. Each
facade incorporates elements in which do not create blank wall segments.
Materials
Wood, stucco, and metal siding will be used to create a cohesive building facade.

having an accent material. The material color palette chosen is a neutral
combination of brown, gray, and white.
Signs and/or Lighting
Lighting will be used primarily along the pedestrian paths, with light fixtures
accenting each door into the building. The lighting fixtures will be coherent with the
other hardware used in the building.
Parking Lots
The new parking lot servicing the building is located on the backside along the alley.
The parking lot location complies with the Architectural Standards by keeping off
street parking along the backside of the building. The parking lot also has numerous
pedestrian paths that lead into the building. The parking lot complies with ADA
standards, with one ADA compliant parking spot, thus encouraging
Pedestrian Walkways and Facilities
There are numerous pedestrian paths throughout the site. The existing lot already
has sidewalks along Meridian Road and Washington Avenue. There is an additional
pedestrian walkway connecting the parking lot to the Washington Avenue sidewalk,
Diving pedestrian access to the main entrance. An additional pedestrian path
connects the parking lot to the backside of the building where there is a more
private entrance into the building.
A bike rack is also provided with access to the bike parking along the pedestrian
path.
