To Whom It May Concern:
This project concerns a renovation and new construction of a commercial office
space located on the corner of Meridian Road and W Washington Avenue.
The scope of this project includes the renovation of the existing residential structure
as well as a new vestibule entry and a 1,000 SF addition that will be utilized for
product storage. The existing residential structure will be renovated to include
offices, a conference room, and lobby/reception space. There will also be site
improvements to include off street parking, bicycle parking, sidewalks, a trash
enclosure and new landscaping.
Fenestration
The existing residential structure will replace most windows along the exterior and
will add additional windows to create a storefront feel along Meridian Road. New
windows will also be installed in the addition, placed higher to provide privacy and
security to the new storage space. The existing front entrance along Meridian Road
will be relocated to the South side of the exterior along W Washington Avenue. The
new entrance will be a vestibule entrance to provide an extra layer of security while
also providing modulation to the facade. A new ramp leading up to the vestibule
entrance will be installed, complying with ADA standards.
Site Improvements
A new parking lot will be constructed along the West side at the rear of the building.
The new parking lot will include 4 parking stalls in total, with 1 stall being ADA
compliant. Additional on street parking along W Washington Avenue may also be
utilized by customers and employees. A new sidewalk will be installed, joining the

new parking and the existing sidewalk along W Washington Avenue. An additional
sidewalk will lead to the private interior courtyard and back entrance. New
landscaping within the ACHD Right of Way will be planted as well as within the
private courtyard space. Bicycle parking will be placed next to the parking lot, with
the loading zone and stall spaces complying with ADA standards. New fencing will
replace the existing fencing along the North and East side of the property.
Color and Materials
The building elevations will be composed of a combination of horizontal wood
siding, standing seam paneling, and stucco. The arrangement of these materials are
comprised in such a way that highlights architectural features and brings visual
interest to the facade.
