Dear City Planner:
Following is a project narrative for the proposed development of a private community swimming pool
facility located in the Pine 43 development.
The facility is to be built on Lot 1, Block 3 of Pine 43 Sub No 1. The lot is currently zoned R-15, which
permits this type of use.
The development consists of a 2,500 square foot swimming pool, 2,705 square feet of pool deck and a
962 square foot building containing restrooms, a storage room and a pool equipment room. The
development also includes a paved parking lot and landscaping which has already been approved and
constructed.
The building's exterior has been designed to meet current City design standards and utilizes integral -color
stuccoI sandstone veneer, horizontal lap siding and asphalt composition shingles. The colors are to be
selected by the owner per the community's CC&R requirements.
The building will not be mechanically conditioned, therefore there will be no HVAC equipment visible to
the outside.
A trash enclosure is not planned for the building. The building will utilize a garbage and a recycling can
that will be kept in the pool equipment room.
Parking is provided on site and is located on an existing asphalt -paved parking lot along the front (south
side) of the building.
No new exterior lighting is proposed. The Pine 43 development already has exterior lighting that has been
approved and installed.
