The 11.39- acre property is comprised of two parcels at the southwest corner of Eagle and Ustick Roads. We recently submitted a CZC application to the City of Meridian for a VillaSport Athletic Club and Spa on the property. The development is planned to be constructed in two phases. The VillaSport use will be the first phase with the Eagle Road pad second. The majority of second parcel, S1105110120 is not included in the VillaSport CZC application. However, the Eagle Road frontage improvements are included. Shore Drive, Suite 100 • Eagle, Idaho 83616 • P 208.939.4041 • www.thelandgroupinc.com Due to the Milk Lateral and associated irrigation easement (blue line) that runs parallel to Eagle Road and turns west and bisects the property, and various other site constraints due to the odd shape of the property, there are areas on the site where trees are not able to be planted (areas in red). In those areas, the trees have been removed. However, the overall tree count has been achieved by planting the trees from those areas in other planting areas across the site. Additionally, we respectfully request that the evergreen tree at the main entrance to the VillaSport be allowed to remain as shown. This tree is a signature entry tree and exists at other VillaSports across the country. This tree is adjacent to the building at the front sidewalk and not in the larger field of parking.
