Broadway Ave. Suite 102 Meridian, Idaho 83642 (208) 884-5533 Re: CZC Application Narrative Letter—FedEx Express Facility, Meridian, Idaho To Whom it May Concern, The application before you is for an Certificate of Zoning Compliance Application for a FedEx Express Facility located near Meridian, east of North Ten Mile Road at 2740 West Franklin Road in Meridian, Ada County, Idaho 83642. The new FedEx Express facility is on 14.8 acres along West Franklin Road that is currently zoned Industrial. A ti central entry driveway will service the facility temporarily until a future ACHD collector road is developed east - west through the southern portion of the site at which time the entry way off Franklin will be abandoned. A parking lot with 41 regular and accessible parking stalls have been located on the south side of the building to provide customers with access to the shipping facility. Employee and truck parking will be located east and west of the facility with 37 stalls located to the west and 114 stalls located on the east. Stormwater facilities are located along the asphalt parking lot edges as roadside swales and then a large detention pond is located in the north of the parcel. The proposed landscape is kept to city code minimums for an industrial zone and addresses the road frontage requirements along Franklin Road as well as the west side buffer requirements of the property from future residential developments. The FedEx Express facility totals approximately 119,355 square feet of contiguous floor area. The new single- storyfacility will include approximately 7,487 square feet of Administrative Offices and adjacent 2,447 square foot VMX (vehicle maintenance area) and approximately 109,421 square feet of warehouse - Sortation / Warehouse area with remote restrooms and planned a future expansion of the warehouse. On -site support shall include parking for vans, customers including accessible and employees. The new facility will be occupied and utilized by Fed Ex Express.
