Dear Planning Division ,
The proposed development agreement modification request is to update the developments current
proposed site plan which shows parcels R8483020010 , R8483020020 B R8483020020 each having a
single building and associated parking . These three parcels have been purchased by ICCU with the intent
to combine the parcels into one . The proposed change is to only site an individual bank branch on the
frontage corner of both Ten Mile and Franklin and use the remainder of the lot for required customer parking .
The original Development Agreement is as follows :
• Development Agreement — TM Creek ( AZ 13- 015 ) dated June loth , 2014 . ( Original Agreement )
• Addendum to Development Agreement — TM Creek AZ , MDA H 2O15 - 0018 dated May 5th , 2016

The proposed changes still provide the following to the development :
• Building frontage at the corner of Ten Mile and Franklin .

• Ample pedestrian access to and through site .
• Ample landscaping in keeping with the development

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 - 5A-5D , the applicant for all applications requiring a
public hearing (except far a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten ( 10) days prior to the hearing .
The applicant shall post a copy of the public hearing notice of the application(s) on the property

The applicant shall submit proof of property posting in the form of a notarized statement and a
