Linder Rd. Message: Council Members: I write this as a concerned citizen of Meridian, independent of any role I might otherwise have. I ask that you deny the project as it stands based on the following reasons: 1) STRONGLY consider Staffs initial recommendations on this development for a DA that states: To ensure eaves are constructed on homes for aesthetic as well as drainage (i.e.keeping water away from the foundation) reasons, Staff recommends a DA provision requiring all homes within the development be constructed with minimum 1 -foot wide fire rated eaves on all four sides. For variety in appearance of the structures, Staff recommends a cohesive color scheme is used for the overall development featuring a minimum of two field colors, a trim color, and an accent color or unique material. Garage door colors should coincide with this scheme or other accents. 2) Zoning: While the project meets the 5-8 units per acre, the requested R-15 designation strips the intent by having zero lot lines, multiple common driveways, and very limited on -street parking. Further, the lot sizes do not transition properly to the neighboring R-8. 3) Open Space: Much of the open space in the development is located BEHIND a row of homes, hidden and almost inaccessible to the development. In my view, this is trying to "cheat" the conditions by positioning open space where it is hidden, because of the Coleman Lateral. I implore you to require the developer in this case to do this the right way. Design/build the homes with an architectural style that doesn't "cut corners," and that follows the initial conditions of Staff, redesign the common are to both meet the minimums & be truly open and accessible to the entire development, to provide proper parking, and to transition to the surrounding R-8. There is only one chance to get this right. Please hold developers to a higher standards and require them to build developments that will stand the test of time, not what makes them a quick buck now and that "pencils!"
