Sonya To clarify IF we did do a second level it would be built into the roof structure. It would appear from all sides of the home as a single level. 2 I do not think people are going to want this but it would be nice to be able to give them this option. We would be ok with the requirement that the bonus space have no windows facing the rear yard as well. Does this help? Hi Sonya, I have two questions about the staff report. 1. You highlighted lot 20 block 2 as not meeting the UDC standard of 30 feet of street frontage. Does the common drive frontage not count toward the requirement? 2. In Section B of the Summary of Report you point out that traffic level of service for Locust Grove is graded as "F" . You did not point out that this development is contributing less than 10%(as noted by the ACHD staff report) to the local traffic and therefore is not subject to any mitigation requirements. Is this a comment that you could add as it is relevant to this report? 2 Best Regards, Dean Waite Todd Campbell Construction Inc 208-631-5052 On Fri, Feb 14, 2020 at 8:58 AM Todd Campbell <tddcampbell@gmail.com> wrote: Staff report is attached Todd Campbell 208-941-8607 ---------- Forwarded message --------- From: Sonya Allen <sallen@meridiancity.org> Date: Fri, Feb 14, 2020 at 8:50 AM Subject: Allmon Subdivision - AZ, PP H-2019-0135 Staff Report for Feb. 20th Commission Mtg To: Adrienne Weatherly <aweatherly@meridiancity.org>, Charlene Way <cway@meridiancity.org>, Chris Johnson <cjohnson@meridiancity.org> Cc: Todd Campbell <tddcampbell@gmail.com>, Bill Parsons <bparsons@meridiancity.org>, Bruce Freckleton <bfreckleton@meridiancity.org> 3 Attached is the staff report for the proposed annexation and preliminary plat for Allmon Subdivision.
