Re: CZC and Design Review – Victory Commons / Urgent Care
Dear Planning Personnel:
On behalf of Kuna Victory LLC, we submit this “supplemental” narrative for the CZC and Design
Review application we submitted on November 19, 2019 for the Urgent Care/MOB at Victory
Commons. The purpose of the supplement is to elaborate on how we are going to comply with a
couple of requirements set forth in the recent Modified Development Agreement.
Our earlier submittal contained a site plan and landscape plan that did not clearly show the
connection of an existing sidewalk along our project with the 10’ sidewalk to the north of our
project. Per the Development Agreement, that connection must occur once the northern access
is abandoned and moved to the south. Enclosed with this supplemental narrative is a revised site
plan and landscape plan. The plans show the installation of a new 10’ sidewalk across the old
access site, which sidewalk will connect the two existing sidewalks. The site plan also notes the
10’ easement to be placed on the existing sidewalk that runs along our project. That easement
will be made part of the preliminary plat that will shortly be submitted, and it will be incorporated
into the projects CC&Rs and/or easement agreements.
As a final note, the site plan and landscape plan also show the 25’ street buffer required in items
#6 and 7 of Section 5.1 of the Development Agreement. We will shortly be submitting a permit to
ITD for the improvements along Meridian Road that span along side our project site.
We are sorry that the sidewalk design and street buffer were not better clarified in the initial CZC
