ABBREVIATIONS
1. ALL CONSTRUCTION SHALL COMPLY WITH APPLICABLE CITY,
COUNTY, STATE, AND FEDERAL REGULATIONS, AS WELL AS
THE INTERNATIONAL BUILDING CODE, 2015 EDITION.
2. DO NOT SCALE DRAWINGS. SHOULD ANY DIMENSIONAL
DISCREPANCIES BE NOTICED, CLARIFICATIONS CAN BE
OBTAINED FROM THE ARCHITECT. ALL DIMENSIONS MUST BE
VERIFIED IN FIELD PRIOR TO CONSTRUCTION.
3. THE CLIENT, ARCHITECT, CONSULTANTS AND ALL INSPECTORS
FROM PERTINENT AGENCIES SHALL BE PERMITTED ACCESS
TO THE JOB SITE AT ALL TIMES DURING NORMAL WORKING
HOURS.
4. THE CONTRACTOR SHALL ASSUME SOLE AND COMPLETE
RESPONSIBILTY FOR THE JOBE SITE CONDITIONS DURING THE
COURSE OF CONSTRUCTION INCLUDING SAFETY OF ALL
PERSONS AND PRPOERTY. THIS REQUIREMENT SHALL APPLY
CONTINUOUSLY AND NOT BE LIMITED TO NORMAL WORKING
HOURS. THE CONTRACTOR SHALL PROVIDE PUBLIC
PROTECTION AS NECESSARY AND REQUIRED BY GOVERNING
CITY AGENCIES.
5. THE GENERAL CONTRACTOR IS RESPONSIBLE TO COORDINATE
WORK OF ALL SUBCONTRACTORS AND SHALL PERFORM SUCH
MISCELLANOUS WORK AS MAY BE NECESSARY FOR THEM TO
COMPLETE THEIR WORK. THE CONTRACTOR SHALL VERIFY THE
SIZE AND LOCATION OF ALL FLOOR, WALL, AND ROOF
OPENINGS WITH APPLICABLE DRAWINGS AND SHALL VERIFY
THE LOCATIONS OF EMBEDDED ITEMS PRIOR TO POURING
CONCRETE AND SHALL VERIFY THE LOCATION OF ALL UTILITIES
SERVING THE BUILDING.
6. THE CONTRACTOR SHALL OBTAIN ALL PERMITS. PAY ALL FEES
FOR PERMITS AND CHECK ALL GOVERNING AUTHORITIES
SPECIFICATIONS FOR CONSTRUCTION , INCLUDING REMOVAL
OR RELOCATION OF EXISTING UTILITIES OR OTHER PHYSICAL
OBJECTS SHOWN ON PLANS OR OTHERWISE NOTED.
7. ALL COSTS FOR INSPECTIONS OR TESTS SHALL BE THE
RESPONSIBILITY OF THE CONTRACTOR, UNLESS NOTED
OTHERWISE.
8. UNLESS NOTED ON THESE DRAWINGS AS BEING N.I.C. OR
EXISTING, ALL ITEMS, MATERIALS, ETC. AND THE INSTALLATION
OF SAME ARE A PART OF THE CONTRACT DEFINED BY THESE
DOCUMENTS.
9. PROVIDE METAL CORNER BEAD AT ALL OUTSIDE CORNERS OF
PLASTER OR DRYWALL, AND METAL TRIM OR CASING BEAD AT
ALL EDGES OF PLASTER OR DRYWALL WHERE THEY TERMINATE
AGAINST ANY OTHER MATERIAL, U.N.O. ALL EXTERIOR OR
INTERIOR EXPOSED FLASHINGS TRIM, ETC. SHALL BE PAINTED
TO MATCH ADJACENT MATERIALS, U.N.O. THE CONTRACTOR
SHALL PROVIDE BACKING AS REQUIRED FOR ATTACHEMENT OF
ALL EXTERIOR OR INTERIOR FINISHES, FITURES, ETC.
10. KEEP ALL DUCTWORK, CONDUITS, PIPING, ETC. AS CLOSE TO
WALLS AND UNDERSIDE OF ROOF AS POSSIBLE.
11. EXIT DOORS SHALL BE OPERABLE WITHOUT THE USE OF A KEY
OR ANY SPECIAL KNOWLEDGE OR EFFORT. OR, IN GROUP A-3,
B, F, M OR S OCCUPANCIES, KEY-LOCKING HARDWARE MAY BE
USED ON THE MAIN EXIT DOOR(S) IF THERE IS A READILY
VISIBLE, DURABLE SIGN ATTACHED ON OR ADJACENT TO EACH
DOOR STATING: "THIS DOOR MUST REMAIN UNLOCKED DURING
BUSINESS HOURS". THE SIGN SHALL BE IN 1" HIGH LETTERS ON A
CONTRASTING BACKGROUND. WHEN UNLOCKED, THE DOOR(S)
MUST BE FREE TO SWING WITHOUT THE OPERATION OF A
LATCHING DEVICE (I.E, PUSH-PULL).
12. ALL DOOR HARDWARE SHALL BE MOUNTED FROM 30" TO 44"
ABOVE THE FLOOR AND SHALL BE OPERABLE BY A SINGLE
EFFORT WITH NO GRASPING OR WRIST MOVEMENT (I.E., LEVERS
PUSH-PULLS, OR PANIC HARDWARE). THE ALLOWABLE CLOSER
PRESSURE SHALL NOT EXCEED 5 POUNDS FOR INTERIOR DOORS,
8.5 POUNDS FOR EXTERIOR DOORS, AND 15 POUNDS FOR FIRE
DOORS OR DOORS WITH PANIC HARDWARE.
13. EXTERIOR DOORS SHALL RECEIVE DEAD BOLTS AND DEAD
LOCKING LATCHES. STRAIGHT DEAD BOLTS SHALL HAVE A
MINIMUM THROW OF 1" AND AN EMBEDMENT OF NOT LESS THAN
5/8". CYLINDER GUARDS SHALL BE INSTALLED ON ALL
CYLINDER LOCKS WHEN THE CYLINDER PROJECTS FROM THE
FACE OF THE DOOR OR IS OTHERWISE ACCESSIBLE TO GRIPPING
TOOLS. DOOR HINGES ACCESSIBLE FROM THE OUTSIDE SHALL
HAVE NON-REMOVABLE PINS.
14. SET DOOR JAMBS 2" FROM THE NEAREST FACE OF THE WALL,
U.N.O. THREASHOLDS SHALL HAVE A MAXIMUM HEIGHT OF 1/2"
WITH A MAXIMUM VERTICAL CHANGE OF 1/4".
15. SEPARET APPROVAL FOR TEMPORARY OR PERMANENT
SIGNAGE IS REQUIRED FROM THE CITY.
16. FIRE EXTINGUISHERS SHALL BE INSTALLED PRIOR TO BUILDING
OCCUPANCY AND RATED 2A 10BC. LOCATIONS SHALL BE
DETERMINED BY THE FIRE INSPECTOR IN THE FIELD. PROVIDE
EXTINGUISHERS EVERY 3,000 S.F. AND 75' CF UNOBSTRUCTED
WALKING DISTANCE.
17. ALL INTERIOR WALL AND CEILING FINISHES SHALL HAVE A CLASS
III RATING MINIMUM (FLAME SPREAD 200, SMOKE DEVELOPED
450). FLOOR FINISHES SHALL HAVE A SLIP-RESISTANT FINISH.
18. ALL INSULATAION MATERIALS, INCLUDING FACINGS, INSTALLED
WITHIN CEILING ASSEMBLIES, WALLS, CRAWL SPACES, OR ATTICS
SHALL HAVE A FLAME SPREAD NOT TO EXCEED 25 AND A
SMOKE DENSITY NOT TO EXCEED 450.
19. ALL EXTERIOR OPENINGS, FLASHINGS, COPINGS, EXPANSION
JOINTS, ETC., SHALL BE WEATHERPROOF. ALL EXTERIOR DOORS
AND WINDOWS, DOOR AND WINDOWS BETWEEN CONDITION AND
UNCONDITIONED SPACES, EXTERIOR JOINT PENETRATIONS, AND
OTHER OPENINGS IN THE BUILDING ENVELOPE SHALL BE
CAULKED , GASKETED, WEATHER-STRIPPED, OR OTHERWEISE
SEALED TO LIMIT AIR LEAKAGE. PROVIDE A METAL ASTRAGAL
AT THE ACTIVE LEAF OF EACH PAIR OF EXTERIOR DOORS.
20. PROVIDE ISOLATION OF ALL DISSIMILAR METALS (ALUMINUM,
COPPER, STEEL ETC.) FROM EACHOTHER TO PREVENT GALVANIC
CORROSION.
21. THE CONTRACTOR SHALL POST, ADJACENT TO THE BUILDING
PERMIT, INSTALLATION CERTIFICATES FOR MANUFACTURED
DEVICES REGULATED BY THE LOCAL ENERGY EFFICIENCY
STANDARDS IF REQUIRED CERTIFICATES SHALL INDICATE
FEATURES REQUIRED TO VERIFY COMPLIANCE, A STATEMENT
THAT INSTALLED DEVICES CONFORM WITH THE STANDARDS,
REQUIREMENTS FOR SUCH DEVICES IN THE APPROVED PLANS
AND SPECIFICATIONS, AND THE PERMIT NUMBER.
22. THE CONTRACTOR SHALL PROVIDE THE OWNER WITH A LIST OF
THE HEATING, COOLING, WATER HEATING, LIGHTING, AND
CONSERVATION SYSTEMS, FEATURES, MATERIALS, COMPONENTS,
AD DEVICES INSTALLED IN THE BUILDING AND INSTRUCTIONS ON
HOW TO USE THEM; LABELS ON MANUFACTURED DEVICES
CLEARLY STATING ROUTINE MAINTENANCE ACTION; AND A
DESCRIPTION OF THE QUANTITIES OF OUTDOOR AND
RECIRCULATED AIR THAT THE VENTILATION SYSTEM IS DESIGNED
TO PROVIDE EACH AREA.
23. EGRESS PATHS SHALL BE ILLUMINATED WITH A MINIMUM
EMERGENCY LIGHT INTENSITY OF 10 FOOT-CANDLES AT THE
FLOOR LEVEL. PROVIDE EMERGENCY ILLUMINATION FIXTURES
