Broadway Ave., Suite 102 Meridian, Idaho 83642 Re: Delano Subdivision – H-2019-0027 Revised Submission in Response to Council and Community Comments Dear Sonya: Please find enclosed with this letter the following items in connection with Delano Subdivision: full size prints of a revised preliminary plat, lot layout, and landscape plan. These documents came about through a number of conversations with the board of Alpine Pointe Homeowner’s Association, Inc. We believe the modifications address the concerns that were identified at the prior hearing before City Council. As you review, you will note two major modifications: First, the revised plans reduce the proposed density significantly—from 85 to 66 residential units. Second, in response to neighbor concerns and comments at hearing, the stub at N. Dashwood Ave. is now proposed to be for pedestrian and cyclist access only (but also allow emergency access via bollards). The subdivision will now take access at N. Centerpointe Ave. In terms of additional detail, the northernmost row of homes (only) will remain subject to a single-story limitation. The northernmost and westernmost row of homes will be zoned R-8 for a larger side setback and better transition, while the remainder of the project will be zoned R-15. The project will continue to have an excess of amenities. Six amenities are proposed, including a 2/3-acre neighborhood park with a shade structure, play structure, seating area, climbing boulders, climbing dome, a pedestrian pathway, and a new proposal of a public art installation in Lot 18, Block 5. A revised “Exhibit E” is attached showing the revised plan for Community Amenities. I look forward to the opportunity to discuss this matter at the next available Planning & Zoning Commission hearing. It is my understanding that the cut-off for materials for the February 6, 2020 P&Z meeting is today, January 8, 2020, and we would appreciate any efforts to ensure that we make it onto that meeting schedule. Hethe Clark HC/bdb Exhibit E – Community Amenities PROJECT AMENITIES As the developer we have researched and interviewed potential homeowners and followed the city ordinance to plan the most productive amenities for this area and this development. The amenity package exceeds the requirement of Meridian City Code. Meridian City Code requires that the application provide one amenity for projects up to 20 acres. We are proposing five additional amenities for a total of six, including a neighborhood park with a shade structure, a play structure, seating area, climbing boulders, climbing dome and a pedestrian pathway. We are proposing a second open space lot on the southwest corner of the development. This lot will help to buffer the existing home in the Champion Park Subdivision and will include several amenities including public art and a seating area. Proposed Amenities: o Large 2/3-Acre Neighborhood Park - The large park will contain the following recreation facilities: - Shade Structure - Play structure - Seating areas with benches - Climbing Dome - Climbing Boulders - Public Art
