requesting annexation and zoning, preliminary plat and development agreement approval for the
Allmon Subdivision.

The proposed use for this site is single family residential. The following is a narrative to accompany this
application.
Site Background:
This site is located on the West side of N Locust Grove between McMillan and Chinden. The
approximately 10 acre site is made up of (2) 5 acre homesites located at 5875 and 5885 N Locust grove.
The property is surrounded by single family residential developments to the North, West and South. The
property is also surrounded by land that has already been annexed by the City of Meridian.
Development Details:
We are requesting annexation into Meridian city limits. We are requesting an R-8 zoning and a
preliminary plat and development agreement for the 10 acre parcel. The preliminary plat consists of 50
single family dwelling units and 7 common lots. The 2 existing homes are in bad repair and will be
removed as part of this development.
The Meridian Future Land Use Map (FLUM) designates this land as medium density residential. Our
request for R-8 zoning is consistent with this designation.
The Allmon Subdivision will be marketed as "The Cottages at Serenity Gardens". The intent of this
neighborhood is to promote interactive experiences for the residences. Within the common lots we will
be building a number of different garden types including a community vegetable garden, meditation
garden, rose garden and walking garden. Some of the features that will encourage resident interaction
will be within the community vegetable garden and meditation garden. Within this specific garden
space, we will provide the opportunity for residents to plant, maintain, harvest and consume the
produce grown as a collective group. Also, within the meditation garden we will include a bubbling
water rock and sitting bench for residents to gather, slow down and enjoy the open spaces within the
neighborhood. As part of the walking garden we are installing half a mile of pathways through the
neighborhood for the residents to use as an area for exercise without leaving the neighborhood. We
feel that these types of amenities will be enjoyed by the demographic that typically purchases this type
of product. Our goal was to have amenities that will be specific to our market type.
The Allmon Subdivision HOA will own and maintain the common lots within the subdivision including the
landscape frontage along Locust Grove. The HOA will also maintain the landscaping for each of the
homes within the subdivision.
Included in this application are some example renderings of the type of home we plan on being built in
this subdivision. Our anticipated target market is retiree owners looking to downsize from a large, family
style home into a smaller, high amenity and easier to care for home.
The access for this subdivision will be on E Yucca Canyon St to the North and on N Starry Night Ave to
the South. There will be no access directly on to Locust Grove.
All design standards that we are proposing are consistent with the City of Meridian Unified
Development Code. We are pleased to present these applications for Allmon subdivision to the City of

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment

The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
