Hensley Station is 65 unit townhouse neighborhood located on the east side of N. Black Cat Road, between the Compass Charter Public School and the Union Pacific Railroad right of way. SITE DESIGN The Hensley Station Design Team has put a great deal of effort into designing Hensley Station neighborhood. The Team's desire has been to create a livable environment for the future residents can enjoy. Therefore the specific size and placement of each building has been done to create an attractive environment to live in and to provide privacy to the individual residents living within the neighborhood. BUILDING DESIGN All of the Hensley Station units have a two car garage. Some of the buildings with rear loaded garage and others with a front loaded garage. The front loaded garage units, which provide each resident with a private back yard space. The rear loaded garage back up to common open space where the doors of the buildings facing on an open park space. This allows each of the residents to have an attractive park environment in which they live. From their front doors these residents are connected to the entire neighborhood, via community pathway which connect the entire overall neighborhood together. The site is located at the northeast corner of N. Black Cat Road and W. Aviator Street. Both Black Cat and Aviator Street require a street buffer. Our design proposes placing the street buffer in an easement instead of common lot, for Lots 2-12, Block 1 along the northerly side of W. Aviator Street. This is in effort to place the townhouses closer to W. Aviator Street and yet protect them from road noise with the proposed landscaping. We believe this will enhance the street scape along Aviator Street with the front door accessing the side walk. Meridian City Code states 11 -3B -7a. The person or persons performing the maintenance or improvements shall provide all equipment, labor, and materials required for the maintenance and improvements to the road that such person deems appropriate and at the sole expense of the person performing said work. The person performing such maintenance or making the improvements shall be solely responsible for the cost of such maintenance or improvements and agrees to timely pay all expenses associate therewith and to hold the other owners or users to this agreement harmless from any mechanic's or labor liens or encumbrances as a result of said improvements or maintenance. Any alterations, improvements or maintenance performed on the road shall result in road being in at least as good a condition when completed as when the work was commenced. No party to this agreement has the right or authority to bind any other party to this agreement to nay expense for such maintenance without such party's written consent.
