The linear open space area on the north side of the Edington Commons Neighborhood will qualify toward the open
space requirements of the Meridian City code. This area consists of a private drain and a small user lateral that have
created a unique natural environment for birds and other wildlife. The existing trees and tall grasses make for an
attractive natural open space and a buffer between the proposed residential homes and Sawtooth Middle school to
the north. Many of these natural areas and wildlife habitat have disappeared in the City of Meridian due to
development.
This area meets the city open space requirements for the following reasons:
This common area meets city code UDC 11 -3G -3B because it is more than 20' wide and 50' in length. A 20'
micro -pathway at the east end of the common area located east of Lot 20 Blk 1 and an opening on the west
end of the open space area will connect to Linder Road and a common driveway located on lot 6, Block 1.
2. The requirements of UDC 11 -3G -3E, are being met through the preservation the existing natural features,
small water ways and wildlife habitat. Due to this fact we do not believe that any additional trees or
landscaping should be required.
3. Our proposal would be to require the HOA to mow and trim the natural grasses twice a year in order to
keep the area in good condition.
