PZ - Open Space letter - 10.25.2019October 25, 2019 Sonya Allen City of Meridian Planning and Zoning Department 33 E. Broadway Ave. Meridian, ID 83642 Re: Edington Place Subdivision Dear Sonya: In response to your email and exhibit dated October 9, 2019 we have the following comments regarding the open space calculations for the Edington Place Subdivision: The open space on the north end of the project meets the Meridian City Code Section 11-3G-3, Section E as it is over 20' wide and over 50' in length. It also meets the requirements of Subsection E, as it is intended to be used as a natural landscape area with two water ways on either side of a gravel pathway. 2. The pathway will provide an opportunity for residence and the public to enjoy the natural area with its existing trees and waterways. The pathway will also provide a future connection to the regional pathway to the East that runs through the Woodburn Subdivision. 3. The area to the south of the main entry of the project is connected to the neighborhood park, we have been allowed to count landscaped areas that are attached to larger landscaped areas (parks) in the past. 4. The area on the North side of the main entry that is being requested to be removed is very small and removal from the calculations would not result in a reduction of the 15% open space calculation. We respectfully request that our landscape plan and calculations be accepted and recommended for approval to the governing bodies. Thank you Sincereiv. Z kL,-- Laren Bailey, MCRP, PMP
