Rosepoint Ave. City: Meridian State: Idaho Zip Code: 83646 Subject: Devco's Delano Subdivision Message: Madam Mayor and City Council, I am a resident in Alpine Pointe neighborhood next the the purposed Delano Subdivision. Last week Devco Representative, Laren, presided over a meeting with Alpine Pointe residents. It sounds like the property nearest Eagle Rd. that is currently under the jurisdiction of Boise is still in a flux, so I will be addressing the property with the 85 single family homes. The plan he presented was the same plan he had presented in the past with the exception of a gate between the 85 home section and Centerpoint that will be temporary until Centerpoint can be linked to Wainsright. Although many residents spoke out with concerns about the overall appearance and parking spaces, I believe the primary concern was the amount of traffic into Alpine Pointe neighborhood, not just from the Delano Subdivision but from other neighboring subdivisions,and shopping areas, as well as the property that connects to Alpine Pointe's Rogue River Dr. We will get excessive traffic onto Wainswright and cutting through our 3 neighborhood to reach McMillan Rd. where many of the schools are located. I asked if the 85 home property could be turned into a gated 55+ neighborhood and Laren said Devco would love that, but ACHD would not allow it. Laren said ACHD wants a variety of access opportunities and they would deny a gated community in that area, although he had not directly discussed it with them. Laren made it very clear they were not willing to reduce the density to less than 85 homes. I believe 2 things would lessen our concerns about the developments adjacent to us. 1. Getting approval for a 55+ gated community where the 85 homesites are projected. That would allow the developer the 85 homes yet reduce traffic into Alpine Pointe neighborhood. Alpine Pointe has a high level of retired folks and it would be a good blend. It is a perfect location for 55+ people as the there are pharmacies, stores, restaurants, and small markets and many medical offices within walking distance. I personally would like to see the elevations look like an extension of Alpine Pointe but of course smaller square footage. 2. When Centerpoint opens, placing curbing forcing traffic coming from the south to turn east towards the light on Wainswright would prevent cut through traffic onto McMillan.
