Re: Veranda Senior Living at Century Farm
Modification — Conditional Use Permit (H-2017-0130)
Dear Sonya:
Veranda Senior Living at Century Farm a residential care facility (Veranda) received a conditional
use approval (H-2017-0130) on November 2, 2017. Subsequent to CU approval, CZC and DR
approvals (Hill Century Farm Assisted Living — CZC, DES — A-2017-0270) were given.
We are requesting a minor modification to the conditional use permit for Veranda. The
approved CU proposed Veranda facing north and adjacent to Amity. The CU was processed in
the same timeframe as the Century Farm Commercial No. 1 final plat while improvements were
under development. After the plat was recorded, lot line adjustments were submitted and
approved, which included a revision of the Veranda location. We are now proposing to flip
Veranda to face south, adjacent to Hill Park Street.
The following vicinity map shows the requested modification:

Our request to modify the site plan is so that Veranda can be situated more closely to the YMCA
and Hillsdale City Park, and away from Amity Road. The Veranda conditional use remains the
same, a residential care facility, and is consistent with the prior approval for Veranda Senior
Living. Additionally, we will update and resubmit the CZC / DR applications for review and
approval.
We are requesting the Director's approval of the minor modification reflected in the attached
site plan.

Articulate building designs to frame and accentuate public spaces
with pedestrian scale elements and details.
Building design should address building scale, mass, form, and use a
variety of materials and architectural features to ensure an aesthetic
contribution compatible with surrounding buildings.
Maintain consistent and contiguous pedestrian environments
across developments. Limit circuitous connections and maintain
clear visibility.
Provide pedestrian connections to non -private public spaces.
Incorporate architectural features on all sides of a building
facade facing: the primary entrance(s) of an adjacent building,
public roadways, interior site amenities, and fa4ades that are
visible from public spaces. See Architectural Elements, Building
Form, and Materials sections.
Buildings must orient, frame, and/or direct pedestrian views to
adjacent cultural buildings, parks, and plazas.
Design and orient buildings not to impede access. The build-
ing should enhance the appeal of open space and pedestrian
environments
Design building fagades to express architectural character and
incorporate the use of design principles to unify developments and
buildings, and relate to adjacent and surrounding uses.
Comply and adhere with all previously required building design
elements that were included as part of a Development Agree-
ment, Conditional Use Permit, and/or other requirements as
part of prior approval.
