The City Council of Meridian will consider at their August 20th meeting a development plan proposed by
Devco Development for property immediately to the south of Alpine Pointe Neighborhood. The Planning
and Zoning Committee has recommended that the City Council deny this application. We agree with the
Planning and Zoning Committee for the following reasons: CR Engineering Inc. submitted to the
Planning and Zoning Committee a Traffic Generation report dated February 25, 2019. This is one of the
documents that the P&Z and the City Council will review when considering the impact of the Delano
Subdivision south of Alpine Point neighborhood.
CR Engineering’s report predicts a change in vehicles trips per day on N Dashwood place from the
current average of 76 vpd to 897 vpd. We have no way of knowing if this prediction is accurate and we
are not contesting that estimate. What we would however like to discuss is CR Engineering’s conclusion.
Our issue is with the word “significant”. Nowhere in the document is there an indication of what a
significant impact would be. As such, “significant” is an entirely subjection term. CR Engineering rightly
says that this is their opinion. That is all it is. This is not the opinion of the many residents of Alpine
Pointe. Our opinion is that this will be a very significant impact.
We urge the City Council of Meridian to disregard the conclusion of the CR Engineering report or at least
give equal weight to the opinion of the residents of Alpine Pointe. Perhaps more weight to the opinion
of the residents of Alpine Pointe because we will be the ones who will have to live with the decision of
the City Council.
There are alternative plans that were submitted to the Planning and Zoning Committee at the hearing
July 18th . The Delano Subdivision can be built in a way that will minimize traffic impact to Alpine Pointe
neighborhood. We urge you to either require these changes to the Delano Subdivision plan or reject
Devco’s plan totally as recommended by the Planning and Zoning Committee.
