We would like to briefly comment on the Traffic Generation report submitted to your committee by CR
Engineering Inc. dated February 25, 2019. This is one of the documents that your committee will review
when considering the impact of the Delano Subdivision south of Alpine Point neighborhood.
CR Engineering’s report predicts a change in vehicles trips per day on N Dashwood place from the
current average of 76 vpd to 897 vpd. We have no way of knowing if this prediction is accurate and we
are not contesting that estimate. What we would like to discuss is CR Engineering’s conclusion.
Our issue is with the word “significant”. Nowhere in the document is there an indication of what a
significant impact would be. As such, “significant” is an entirely subjection term. CR Engineering rightly
says that this is their opinion. That is all it is. This is not the opinion of the many residents of Alpine
Pointe. Our opinion is that this will be a very significant impact.
We urge the Planning and Zoning Committee to disregard the conclusion of the CR Engineering report or
at least give equal weight to the opinion of the residents of Alpine Pointe. Perhaps more weight to the
opinion of the residents of Alpine Pointe because we will be the ones who will have to live with the
decision of your committee.
There are alternative plans that will be submitted to the Planning and Zoning Committee at the hearing
July 18th. The Delano Subdivision can be built in a way that will minimize traffic impact to Alpine Pointe
neighborhood. We urge you to require these changes to the Delano Subdivision plan.
