Burlingame Subdivision No. 1 is located northwest of the intersection of W. Cherry Lane and N. Black Cat Road. The gross density of the final plat is 3.46 dwelling units per acre, with a net density of 5.06 dwelling units per acre. The minimum lot size is 5,637 square feet, with the average property size being 7,138 square feet. Landscaping provided with this phase is 1.04 acre, or 11.6% of the site. The property was originally annexed and zoned in 2006 (AZ -06-018) with a preliminary plat known as Incline Village Subdivision (PP -06-016); a development agreement was approved as a condition of annexation and recorded as Instrument No. 106151230. The housing market took a drastic downturn and the project did not develop. In 2017, a development agreement modification was approved and recorded February 14, 2018, as Instrument No. 2018-014051. On November 20, 2018, a revised preliminary plat and rezone to R-8 were approved by the Meridian City Council and the property was rezoned under Ordinance No.184800. An addendum to the development agreement was recorded as Instrument No. 2018-119406, records of Ada County, Idaho. The existing home located east of the entrance road will be connected to central sewer and water as directed in the governing development agreement. A driveway approach has been provided for internal access within the project for the home. All proposed streets will be public with a 50 -foot -wide right-of-way and a 33 -foot street section from back of rolled curb, with 5 -foot -wide attached sidewalks. The applicant is proposing a median at the entrance and detached walks along the Cherry Lane frontage. The final plat of Burlingame Subdivision No. 1 is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat conforms with all requirements and provisions of the UDC and was prepared in conformance with acceptable engineering, architectural and surveying practices and local standards.
