I am a homeowner in Alpine Pointe residential community. I am apprehensive about the proposed
Delano development as submitted, consisting of 85 densely packed twin and single-family
ts when the ult m rte a
group of multi -story apartment buildings that could be between 96 and 200 un

My primary concern is the traffic that will enter our neighborhood.

traffic from the development will only use the Wainswright entrance but also will use the streets within
our neighborhood as a thoroughfare to McMillan Rd.
A high density multi -story apartment building and the two story single family homes will attract families
who may have more than one car. These families will most likely have schools near McMillan Rd.,
enticing them to cut through our neighborhood.
The Devco proposal also opens the door for other residents in nearby apartments and communities to
also use our neighborhood as a thoroughfare.
Devco told us the proposed single family homes would be similar to Solitude Place in Meridian.
However homes in Solitude Place would not be a good transition as the Alpine Pointe homes are selling
around $500,000.
1 am aware that several alternative plans have been submitted to you that will protect our investment
and our quality of life while allowing DevCo to profit from their investment. However I have yet another
alternative plan for your consideration.
I propose the 5.21 acres zoned R-15 be zoned for a single level 55 and older gated community with a mix
of twins and independent homes with gates at Dashwood and Centre Pointe Way, which prevent cars
from cutting through Alpine Pointe residential streets. Many new Idaho residents have moved to Idaho
to retire and I don't believe Meridian has thoroughly addressed oved from out of tate to retire, having a
, Alpine
Pointe has a large percentage of retired people who h
55 and over community would complement our neighborhood. It is reasonable to assume there would
only be one driver at most the residents within the 55 and older community, thus reducing our traffic
concerns.
I believe Delano development could easily sell these properties if they would redesign the lots with
more seclusion from the Brickyard Apartments. I would suggest garages off Jasmine with a long strip of
park between the row of homes as often seen in 55 communities,eSlf the home
restaurants, medical offices, and the Meridian Senior Center would appeal to seniors
styles were varied and similar in design to Alpine Pointe homes, it would feel secluded from the
apartments, and appear to be a part Alpine Pointe's nice neighborhood. My proposal would reduce the
potential load on our school systems, and save the City of Meridian the cost of maintaining the
roads.
Secondly I propose the R-40 property be designed for a multi -story senior residence with pools and
social rooms that would be available to the homeowners living within the gated community. The
developer would not need to use the property in the 5.21 acres for a club house so it would still allow
income from a significant amount of lots. The senior residence center would have access to Centre
Point Way and hopefully future access to Eagle Rd via Jasmine Rd. A senior residence would significantly
reduce our traffic concerns and be a much better fit for the area.
This proposal opens the opportunity for future businesses, that attract seniors, to buy the adjacent
5.14 and 5 acre parcels.
I trust you will carefully review all the proposals and consider the needs and desires of all the people
