RE: Deed to Meridian City Park at Tricia's Crossing
Dear Ms. Jossis:
The City of Meridian is in receipt of the proposed quitclaim deed submitted by
you on February 8, 2005. I am returning the deed to you, as it is not the
appropriate instrument for this transaction. In its place, I am providing you with
a statutory warranty deed for execution by Autumn Faire, LLC.
The City of Meridian is requiring a warranty deed because Meridian has
provided consideration for the conveyance in the form of a waiver of Park
Impact Fees. Based on the Findings of Fact for the Annexation and Zoning of
Autumn Faire Subdivision, the negotiated value of the. property was $204,000.
Please have Mr. Schmidt execute the warranty deed and return it to the City at
your earliest convenience.

WIll: I received 1.1 copy of the Quitclaim Deed submitted to the City by Autumn Faire, LLC on 2/10105. If you have
not yet recorded the original, pleese don't. I will be drafting 1.1 letter to return the Quitclaim to the donor, along with
1.1 request that they execute a gift deed containing statutory werrenties of title. I think it is fair to request that the
donor purchase a title policy so that we can verify the condi1l0n of 1I1Ie before taking ownership. When we have
the appropriate deed in hand, it will be my suggestion that we accept It by Resolution with instructions to record it
upon verification of title status. Ted.
