Need landscape island for every 12 parking spaces, have 14 proposed spaces shown. Landscape islands shall be at least 50 SF, include one tree and groundcover. Here’s the code: http://sterlingcodifiers.com/codebook/index.php?book_id=306&chapter_id=6506#s1165316 The Site Plan and parking layout has been revised to expand on public space, which eliminated a total of three (3) parking spaces, leaving only 11 space and no need for additional landscape island. 2. The drive aisle between existing and proposed parking needs to be 25-feet in width behind 90- degree parking. I measured with Adobe based on the scale indicated on the plan (1”=30’) and it looks like it’s about 23-feet in width. Could you revise the site plan to reflect the 25-foot requirement? The Adobe dimensioning must have been just slightly off; the drive aisle is indeed 25-feet, and is shown with dimensions on the Site Plan. 3. It’s okay to have the site and landscape plan combined, but the plan needs to show ground cover and plantings in all required areas (landscape islands, buffers to adjacent uses), there should also be a detailed key of proposed ground cover/plantings We have provided separate Landscape and Site Plans for your ease in review, which both include the details as requested. 4. Need landscape island where the snow cone shack is currently (or was) located on east part of site north of the 8 parking spaces depicted We had discussed this item via email; there are now standard and ADA parking spaces where the snow cone shack is/was, with landscaping/public space adjoining. 5. Could you indicate which trees are going to be installed where? The plan has one symbol but several trees indicated in the key. The new Landscape Plan shows the details of plantings with call-outs identifying species. 6. The development agreement requires that a bench be constructed in front of Lot 4 (eastern part of subject site) – could you indicate the placement of that bench and send me a detail? The DA requires a 6-foot fence be installed on the east side of the site abutting the residential uses. Could you indicate placement of the fence and include a detail of the fencing as well? (see note below) The new Landscape Plan reflects a 6’ tan vinyl privacy fence detail along the eastern property line abutting the residential parcel. 8. The exterior elevations renderings aren’t opening for some reason; could you send me the file again? We sent those at the time we assumed the CZC Application; due to the size of the files we did not attach to this resubmittal, but we are happy to send again if needed. 9. If proposed lighting have a maximum output of 1,800 lumens or more they shall comply with UDC 11-3A-11C (http://sterlingcodifiers.com/codebook/index.php?book_id=&chapter_id=20923#s1165298) and a photometric test needs to be submitted to show lighting won’t be a nuisance to abutting residential use. A copy of the Photometric Test was sent under separate cover, but is attached again for your convenience. 10. Could you indicate where mechanical equipment will be located if not inside the building? It cannot be located within 50-feet of the abutting residential district to the east. It appears that, as per page 7 of the original CZC Submittal, the mechanical will be located on the roof of the building.
