To Whom It May Concern: The attached Certificate of Zoning Compliance documents are for the proposed Prefabricated OTN Building to be located within 1406 W. Cherry Lane, Meridian. The prefabricated building, as proposed, is 234 s.f., and will contain an equipment room with fiber optic equipment, and an emergency generator room. This building is not intended to be occupied on a regular basis. The only need is for technicians to visit the facility to install new equipment, monthly maintenance or emergency repairs. The use is a “Public Utility, minor” a defined in the UDC 11-1A-1. The project site is approximately 1,925 s.f. (.044 acres) and be will leased by Cable One from the Christ Lutheran Church. The site is located within parcel S1201336307 that is 182,472 s.f. (4.189 acres). Site Access - The site is located within the Christ Lutheran Church parcel. Vehicular ingress and egress of the site will be via Christ Lutheran Church parking lot, which connects to West Cherry Lane. Pedestrian Walks - Sidewalks exist along West Cherry Lane right-of-way. Building Orientation and Layout - The building as proposed, is positioned northwest of the existing parking lot, with the entry gate on the south east corner of the proposed project site, with the front elevation of the building facing south. Parking - The existing parking in the site is to remain, currently there are three accessible spaces for a total of 85 parking spaces. Landscaping and Screening - The proposed site will have an 6 foot high vinyl fence for screening on all sides. The existing landscape on the site parcel is to remain. Note: Administer Design Review is not required since the structure is fully screened from view from all abutting property lines per UDC 11-5B-8 Item B-1a. Architectural Character - The building is constructed from prefabricated concrete panels with exposed aggregate and painted trim. The primary entrance is located at the east elevation of the structure. The building has a flat roof. Mechanical Equipment - The prefabricated building has wall mounted HVAC units on the east elevation and screened by the 8 foot high vinyl fence.
