Pr-aNNrrqG DEPARTMENT 1.I PRELIMINARY PLAT Site Specific Conditions of Approval L 1.1 The final plat shall include the following revisions from the preliminary plat: __1 Label the easements for the Lemp Canal and the North Slough and any other waterways on the site as applicable. 1.1.2 The landscape plan submitted with the final plat shall be revised as follows: ^ ay Label the easement for the Lemp Canal and the Norlh Slough and any other waterways on the site as applicable. l"b- ./ Depict the location of the curb and edge of pavement along E. Details demonstrating compliance with the aforpmentioned standards will be required with the final plat application. Z: The dveloper is required to submit a public use easement for the pathway to the Planning Division of the Community Development Department for approval by City Council prior to signature on the final plat by the City Engineer. The rear (or side) of structures on Lots 15-17, Block I and Lots 4-9, Block 5 that back up to McMillan Road shall incorporate articulation through changes in materials, color, modulation, and architectural elements (horizontal and vertical) to break up monotonous wall planes and roof lines. All irrigation ditches, laterals or canals, intersecting, crossing or laying within the area being developed, shall be piped or otherwise covered in accord with UDC I l34-6,{ unless waived by City Council. The applicant shall construct all proposed fencing and/or any fencing required by the UDC, consistent with the standards as set forth in UDC 1l-3A-7 and 11-3,{-68.
