NOTE: Internal (parking lot) landscaping will not be reviewed with the final plat for commercial
developments unless a separate CZC application is submitted concurrently.

If the number of buildable lots has increased or there has been an overall reduction in the amount of open space, the
final plat shall be determined not to be in substantial compliance with the preliminary plat. If the Director
determines that there is substantial dffirence in the final plat than that which was approved as a preliminary plat
or conditions that have not been met, the Director may require that a new preliminary plat be submitted to the
Commission (UDC I l-68-3C2b).

RE: Tradewinds Subdivision No. 2, FP-13{39, Landscape Certification
Dear Sonya:
Per City UDC requirements, I have visited the site and confirmed the Phase 2 landscape, street lighting and
fencing has been completed, in general conformance with the flnal plans, Revision Dated February 6, 2014
(a
copy ofthis plan is included) with the following exceptions:
1. Three of the specified Pacific Sunset Maples were either dead, or in a state of stress. The dead Maple
has been replaced, As previously discussed, it is our intention to allow the two other maple trees
more time to recover from th€ stress of replanting. To allow the final plat to
proceed, we would like to
provide surety for the trees, so that they can be replaced, if they do not survive. The landscape
contractor has provided the bid price for the tree replacement (attached).
2. Upon field inspection there were seven lvory Halo Dogwood's near the subdivision entrance off
Locust Grove that were dead. These seven shrubs have been replaced. Also, the plans specified 5-
gallon container size for the dogwoods, however 2-gallon shrubs were planted. I have accepted this
substitution, since the size still complies with the UDC.
With the requested modifications in items #1 and #2 above, we request that the City accept the installation as
complete and proceed with the signature of the Tradewinds No. 2 Final
plat.

clear, this (attached) is the section offence you are referring to? The Phase 1 builders have
had their materials in the way, which is why it has not been completed. Don would like to post the surety for this so that
the prior surety release and the platting are not held up.
The bid for this work, based on the Phase L and 2 numbers and the actual length of this section is:

the two stressed trees. The bottom of the swales were designed/approved as sand starting at the toe of slope.
