currently zoned RUT in Ada County, and is
located on the SWC of E. Central Drive & S. Locust Grove Road at 975 S. Locust Grove Road.
Summary of Request: The applicant requests annexation & zoning of 2.38 acres of land with a C-C zoning district consistent with the
FLUl designation of Commercial. There is currently a singleJamily dwelling & associated outbuildings on this site, The applicant
requests hook up to City water & sewer service for the existing home & one of the outbuildings. A couple of conqeBtual dfawings.have
been submitted showing how the property could redevelop in the future; howgvgq, theleEr-e no plans
to redevelop the site-?fih-rs time.
The use of the site is poposed to remain residential. Forthis reason, staff /e68ffiifdJ ?)oning designation of R-2 (low
density

Upon redevelopment of the site, the property should be rezoned to a commercial drstrict in accord with the Commercial FLUIfi

Sonya,
We have reviewed the staff report you provided and we agree with staff s recommendation to zone the property to
R-2.
At this time, we request that condition2.21, requiring street lights along public roadways be delayed tillthe property is
re-developed and rezoned in the future.
When the property changes in use or re-develops we will apply for rezone to a commercial district. At that time, we will
also request a couple waivers regarding the piping of the Hunter Lateral and the exiting driveway access on Locust
Grove.
