Gardner Homes CZC Amendment Memo 12-20-18PROJECT MEMO DATE: December 20, 2018 TO: Stephanie Leonard and Kevin Holmes, Planners City of Meridian FROM: Peggy Breski, Sr. Planner SUBJECT: Request to Amend Approved CZC Application - CZC, DES (A-2018-0057) PROJECTS: Gardner Homes Office Building - 2078 W. Everest Lane, Meridian As per Item #6 of the “Process Conditions of Approval” of the above mentioned application, this memo is to request approval of minor amendments which are necessary to achieve the grade required for the site. BACKGROUND The client, Gardner Homes, had a 3,300 square foot one-story office building designed to be built on 0.436 acres of land in a platted commercial development (Hastings Sub No.3), located in the L-O zoning district. The architect (Babcock Design Group) designed the building for the site, and applied for and received CZC approval through the City. When the client proceeded to obtain a building permit, the client discovered the requirement of the civil engineering site plan. The client did obtain Permit # C-New-2018-0034. REQUEST FOR AMENDMENT Horrocks was contracted to perform the civil engineering of the site, around the design of the building, and encountered some issues with the site plan as reflected in the original CZC Application. Due to the constraints encountered (as detailed below), Horrocks must slightly shift the alignment of the building on the lot to accommodate and achieve the grade required on the North & East side of the lot/building. 1. In order to tie into existing grading on and around the site, the building must be shifted approximately seven (7) feet to the West and five and half (5 ½) feet to the South. 2. The approved site plan did not allow enough room to run the utilities on the east side of the property (which was discovered during design engineering). 2775 W. Navigator Dr. Meridian, ID 83642 p.208.895.2520 www.horrocks.com Page 2 3. Adjusting the parking configuration was necessary to maintain ADA compliance on the west and south sides of the building. 4. Additionally, we have taken this opportunity to adjust the trash enclosure to ensure no improvements required on the lot to the West. Attached are both the updated Site Plan as well as the updated Landscaping Plan for your review. TIMELINE We respectfully request approval at your earliest convenience as the client’s building permit will expire January 16, 2019. We did speak with Kerri at the Building Department and she assured us we could file for an extension, however in the interest of recovering lost time for the client, we hope to submit well before that deadline. Given the above information, we respectfully request approval of the Amended Site and Landscape Plans.
