On behalf of my client, Cottonwood Development, LLC, please accept this application for final plat for
the subject land development project. Vicenza Commons Subdivision No. 2 is located south of Gondola
Road containing approximately 12.09 acres, and is part of the Bridgetower Community.
The site is located in the City of Meridian with a zoning designation of R-4 and was preliminary platted
under the name Vicenza Valley Subdivision. The site is bordered to the west by unplatted land; that land
will be platted as Vicenza Estates No. 4, to the south by unplatted land, to the east by Vicenza Commons
Subdivision and to the north by Gondola Road and to the north of that, unplatted land that will be platted
as Vicenza Valley No. 2.
The project consists of 42 buildable lots and 2 common lots for a total of 42 lots in this phase. The
common lots are to be owned and maintained by the Homeowners Association.
All of the lots in Vicenza Commons Subdivision No. 2 front on public streets and will have access to
public utilities located within or adjacent to these Rights of Way. Sewer and potable water is provided to
the site. Pressurized irrigation will be provided to each lot in the subdivision. The system will be owned
and maintained by the Homeowners Association.
The submitted plans were designed to comply with the Ada County Highway District, the City of
Meridian Unified Development Code and acceptable engineering and survey practices as defined by local
standards.
