Architectural Character:
a. This new 6363sf project located at 2424 E. Gala Street, Meridian Idaho is a modern two story
commercial retail building. Our design is cohesively linked with compatible earth tone medium and
light grey stucco exterior walls with tan and grey stone and horizontal maple stained concrete board
accent walls. The walls have rhythmic steps both horizontally and vertically to maximize visual interest.
b. The building scale is reduced for pedestrians at entry way and side elevations with suspended steel
overhead awnings. West side of building is single story while east side is two story to scale building up
and down. Building form is balanced all around with single and two story building mass variations.
c. Building Form is functional and articulated with detailed cornice details and awnings at entry way on
south elevation. North elevation has two prominent maple stained concrete towers with oversized stone
signage wall with drive through windows on north elevation.
d. Architectural elements are sized proportionally and detailed to maximize visual interest. The two maple
concrete stained building towers frame the stone and stucco accent wall on north side facing E.
Overland. The entry way on south has continuous black powder coated awning to lower the entryway to
scale. The cornice parapet wall cap is a continuous band detailed to frame the stucco fields of medium
and light grey walls to add visual interest.
e. Exterior building materials are earth tone medium and light grey stucco stepped exterior walls with tan
and grey stone and horizontal maple stained concrete board accent walls. Exterior awnings are black
powder coated steel awnings over the entryways and exterior windows.
f. Signs will be surface wall mounted individual illuminated letter signs facing E. Overland and entryway.
The premanufactured signs will be professionally installed to code with aesthetically eye catching color
schemes. Exterior lighting will be exterior wall mounted accent lights all around building. A uniform
amount of exterior lighting will be provided by overhead street lights throughout parking and drive
through.
2. The Pharmacy parking lot has drive through access around three sides of building. The parking is very
easily accessed from entryway drive with employee diagonal parking on east side of building.
The size of the parcel is approximately 28,600 square feet in size. The building footing print is 4975
sf, leaving 23,625 square feet for parking, landscape, and the drive through lane around the north side of
building. The site plan has 24 parking spaces with (1) van accessible accessible stall.
3. The main pedestrian access from parking area has accessible stall on south front corner of building
entrance with a pedestrian concrete side walk on south and east sides of building. The sidewalk on E.
Overland is connected to building with an accessible walkway across the drive through to the front south
building entrance.
4. There will be a monument sign place on north side of the property by Overland Road.
HEALTH BALANCE PHARMACY: Narrative
Overview:
This application is being submitted for the purpose of building a new 6363 square pharmacy retail with
processing, drive through access and compounding rooms. The pharmacy area and the private offices on the 2nd
level, and compounding rooms will not be accessible to the public. The retail, treatment, conference and
restroom areas of the building accessible to the public are approximately 1860 square feet.
This proposed Pharmacy building is located at 2424 E. Gala Street, Meridian Idaho. The property is owned
by Tyler and Lori Higgens of Nampa Idaho. The current property is undeveloped ground, and has access from
E. Overland with a turn lane for any east bound traffic as well as access from South Wells Ave. and East Gala
Street
