CPAM-12-001: AZ -12-005; PP -12-003 PROPOSED IMPROVEMENTS This proposed project consists of a 1.02 sqft parking lot on Lots 1,2,3, and 4 of Block 2 of the TM Crossing Subdivision to serve the needs of two future buildings as well as possible overflow of existing development on site. The parking lot will not include any buildings or structures. It is anticipated that upon application for two future buildings, this parking lot will be evaluated to serve the parking and trash enclosure needs. At this time, the proposed infrastructure is asphalt, concrete curb and gutter, landscaping (as shown on landscape plan,) and a concrete pad for future trash enclosure along with storm system sized to serve the parking lot and future building impervious areas. PARKING STALL COUNTS The parking lot is sized to serve (per code requirement of 1 stall per 500 sqft of building) a total of 20,000 sqft with 40 permanent parking stalls TEMPORARY IMPROVEMENTS A row of 32 stalls along the east side of the North/South drive isle are proposed as "Temporary Parking" since the future build -out of the parking lot may include a re -direction of stalls as shown below. At the time that these stalls are required and the parking lot is designed, the developer will be responsible to establish adequate landscape and irrigation facilities.
