This letter is to confirm that the Director approved your Certificate of Zoning Compliance Change of Use
application to operate a television studio (Industry, Information) on the subject property. Bear's Bolts &
Bodies (an auto body shop) will continue to operate in the space. The applicant is not proposing any site
and/or building modifications with the subject application and none are approved.
The proposed use is subject to all previous conditions of approval associated with this site (CZC-01-011;
CZC-12-070).
Parking on the site was reduced from four spaces to two spaces to add additional room for storage with
the previous CZC approval for Bear's Bolts & Bodies (CZC-12-070). The additional use will have one
employee and no customers and should not have an impact on parking, however, two stalls shall remain
consistent with the parking standards as set forth in UDC 11 -3C -6B.
This approval is subject to compliance with UDC 11-4-3-24, Industry Information:
A. The following adverse effects shall be mitigated through setbacks, buffers, sound attenuation and/or
hours of operation:
1. Noise, odor, or vibrations; or direct or reflected glare detectable by the human senses without the aid
of instruments.
2. Any other emission or radiation that endangers human health, results in damages to vegetation or
property or which exceed health and safety standards.
B. The application materials shall include written statement that the proposed facility meets any
applicable federal, state, or local standards regarding such use, including, but not limited to, those of
the U.S. environmental protection agency, the U.S. department of agriculture, Central district health
department, Ada County air quality board and Idaho department of water resources. (Ord. 05-1170, 8-
30-2005, eff. 9-15-2005).

The applicant, Director, or a party of record may request City Council review of a decision of the
Director. All requests for review shall be filed in writing with the Planning Division of the Community
Development Department on or before October 26, 2018, within fifteen (15) days after the written
decision is issued, and contain the information listed in Unified Development Code (UDC) 11 -5A -6B.
If City Council review of the decision is not requested, the action of the Director represents a final
decision on a land use application. You have the right to request a regulatory taking analysis under Idaho
Code 67-8003.
