Gala Ct. (A-2018-0257) Dear Mr. Heiner: This letter is to confirm that the Director approved your Certificate of Zoning Compliance Change of Use application to allow vehicle sales or rentals on the subject property. This use is in addition to the approved (CZC-A-2015-0078) indoor firearm shooting range (arts, entertainment, or recreation facility). The proposed use is subject to all previous conditions of approval associated with this site (AZ -06-021; DA #10614056; CZC-A-2015-0078). No exterior modifications are approved. This approval is subject to compliance with UDC 11-4-3-37: A. Vehicle repair may be allowed as an accessory use, subject to the standards for vehicle repair, major and minor, in the district where the use is located. B. Inoperable or dismantled motor vehicles shall be stored behind a closed vision fence, wall, or screen or within an enclosed structure and shall not be visible from any street. C. Automotive sales and rental areas shall be subject to the minimum perimeter landscape requirement of parking areas in chapter 3, article B, "Landscaping Requirements", of this title. D. In addition to chapter 3, article B, "Landscaping Requirements", of this title, one square foot of landscaping for every fifty (50) square feet of vehicle display area shall be provided. Not applicable to indoor sales areas. If outdoor sales areas are utilized, applicant must provide a site plan with a CZC Change of Use application depicting how they will meet this requirement. E. Vehicle display pads are prohibited in the required landscape buffers. F. Vehicle display areas shall incorporate design features including, but not limited to, landscape islands, curbing, and pedestrian walkways, that define main drive aisles and internal circulation patterns. The applicant, Director, or a party of record may request City Council review of a decision of the Director. All requests for review shall be filed in writing with the Planning Division of the Community Development Department on or before September 5, 2018, within fifteen (15) days after the written decision is issued, and contain the information listed in Unified Development Code (UDC) 11 -5A -6B. If City Council review of the decision is not requested, the action of the Director represents a final decision on a land use application.
