Architectural Design Standards Exceptions
The following is our response to CZC comments received on July 11, 2018 for Vertical
View Climbing Gym. Included are colored north, south elevations, concrete panel color
sample, landscape plan.
2.1A - south elevation roofline exceeds 75’ (at about 122’) without a break.
The south parapet facade is provided with varying panel heights.
2.2B, 2.30, 3.20, 4.1A - I don’t see any pedestrian scale design elements (primarily applies to
north & south elevations)
3.10 - the north building form needs articulation/modulation
3.3D, E - north elevation doesn’t meet fenestration standards
4.20 - north elevation is a blank wall, see #4.2A for design options
The north façade will incorporate green wall stainless steel cable screening along with
columnar type of trees located between the green wall screens. The green wall screens will
vary in height with one as tall as 40 feet and they will be 10 feet wide. These are proposed in
lieu of fenestration since the interior side of this wall is covered by climbing walls and the
support structure for this system. These screens will also provide modulation along the face of
this wall as the vines grow up and into the stainless steel mesh. This wall will vary as the
seasons change throughout the year.
The northeast side will incorporate outdoor landscape seating and shade structures in
the area for pedestrian scale.

The 10 foot tall landscaped berm along the freeway will help provide a visual barrier to the
base of the north elevation and a sound break from the traffic noise. The seating area will be
recessed to help achieve this goal, along with a water feature and fire pit.
The south façade will have architectural canopies over the lower windows as indicated
on the south elevation. In additional there are glass canopies over the entry doors into the
vestibule. The southwest corner of the entry pedestrian sidewalk will have a shade structure
that incorporates seating and landscaping. The bike parking in this area will be relocated to
the east stair under the 2nd level deck to provide covered bike parking. The trees planted
between the drive lane the pedestrian sidewalk will give a streetscape feel along the south
elevation.
5.1B, 5.1D, 5.1E - need 2 distinct field materials, colors or material/color combinations;
incorporate an accent material on 1st story; the materials and colors of field vs. accent
materials do not vary enough to be distinguished from a distance (i.e. from the freeway)(north
façade)
The concrete wall panel’s color combinations will vary in color from gray to a dark
brown. The Indian Brown #19, @ 5% will be a much darker tone than the beige color in the
original submittal. A variety of the concrete panels will be sand blasted as this will increase
the color variations and textures between the panels that are not sand blasted.
