Narrative06.01.18 City of Meridian Planning Division 33 E Broadway Ave. Meridian, ID 83642 One,Tdesign Alternative Compliance Narrative Re: 1s' Place Realty, LLC 342 E 31 St. Meridian, ID 83642 This property has two existing structures, a single-family residence and an approximately 480sf storage structure. The purpose of this Alternative Compliance Narrative is to acknowledge the physical constraints of the existing site that hinder full compliance with current zoning requirements. The approximately 1,500sf structure will be used for a commercial real estate company, 15' Place Realty, LLC. Realty clients do not visit realty offices as they are looking at properties elsewhere. The Realty company does have employees but the clear majority work remotely with their clients. The property owner (business owner) will be the main occupant in this building. 1. The current curb cut is 12ft wide with a drain to the south side. This project will remove the abandoned drain and create a 20ft wide curb cut and drive aisle to provide access to the site. Per ACHD request. 2. Three parking stalls (1 ADA) will be provided at the rear of the building. Behind those stalls will be a 25ft back up area and 5ft landscape buffer 3. The City requires a 5ft landscape buffer for parking areas/aisles. Due to the site constraints, distance to building from property line it is only possible to provide a 3.5 ft landscape buffer the full length of the drive aisle and parking area. There is an existing Eft fence adjacent to the proposed 3.5 ft landscape buffer. . This narrative is to acknowledge the project will provide code compliant solutions for the drive aisle and parking. The main area we are asking for variance is to provide a 3.5ft buffer instead of the 5ft landscape.
