The existing property is adjacent to and will be cohesively developed with an existing Car Wash and Quick Lube located to the South. The property to the North is process for annexation into the City of Meridian. This subject parcel is bound by Eagle Road to the East, Car Wash and Quick Lube to the South, Multi -family to the West and Open Lot to the North. Structures proposed for site are the single Convenient Store building, the Fuel Station "open-air" building is located to the South. The trash enclosure is located in the Northwest corner of the site served by adjacent site service roads. All structures will be compatibly designed with similar materials and colors. The main entrance, and plaza in the Convenient Store building is located along the Southern side of the building and faces towards the adjacent Car Wash Building. Most Fuel Station patrons are expected to enter the Station in their vehicles on the Southern side of the property. Standard and accessible parking for employees and patrons is located along the Southern side of the Building near the main entrance. Access to the site is provided from two locations. The first is a shared access drive from Eagle Road and the second are service and drive access entrances from the shared access drive to the South. Access to the buildings and trash enclosure are provided via miscellaneous services drives and entrances. The proposed Convenient Store Building is approximately 10,795 square feet and the Fuel Station "open-air" Building under roof is approximately 7,740 square feet. City of Meridian compliant landscaping is provided all perimeter property lines, additionally along Eagle Road a pedestrian path with pedestrian decorative light poles connecting this property to the Car Wash to the south. A secondary pedestrian access is provided in the Southwest corner of the site for anticipation of patron access from the future Multi -Family Development. The site includes both light poles and decorative pedestrian lighting. The light poles will not allow for light trespass onto adjacent properties and the decorative pedestrian lighting is meant to accent the pedestrian pathway along Eagle Road and the building entrance plaza.
