Subject: CZC & Design Review Narrative — T-Zer's Additional Building
To Whom It May Concern:
The following is a narrative describing the proposed use and function of the T-Zer's additional building.
The description includes architectural character as it pertains to exterior facades, materials, and
relationships to the existing adjacent structure. Preplanning for this project was discussed with the Jivan
Morgan (owner), Brock Cherry (assistant city planner) as well as Rick Bugatsch (Houston-Bugatsch
Architects) to have the new building as a continuation of the existing building's use as well as the
discussion of the finishes for the new shop/warehouse.
The T-Zer's project encompasses the addition of a new building on the east side of N. Main Street in
Meridian. The proposed location of the new additional building (single -story) is located to provide a
new shop space to free up the limited space in the existing building. The structural frame system is
planned to be of wood stud construction with a typical gable roof. The location behind the existing
building allows for vehicle access and parking with the new revised easement (included in CZC
package) between T-Zer's and their neighbor directly south of their property.
The new shop building will be a basic open floor plan with overall dimensions of 40' x 60' and will be
stubbed for a future restroom. The exterior finishes for the new building will be stucco with a cultured
stone wainscot on all sides of the building. There will be an 8'-0" tall by 10'-0" wide overhead
insulated door on the west side which will have a modern finish to provide access for the larger printing
equipment and maintenance. Also, there will be an aluminum door and windows on the west side as well
as the east wall to provide natural daylight into the new space.

Narrative describing checklist with the guidelines contained in the Architectural Standards
Compliance:
1. Architectural Character:
a) Cohesive Design: The new building will be directly behind the existing building and provides
additional space for silk printing equipment and employee space from the existing store. The
height of the new building will be a single -story design, but the entrance of the building will be
visible from the parking entrance and will include modern finishes such as stucco and a cultured
wainscot.
b) Building Scale: As mentioned above, the overall size and arrangement of the new
warehouse/shop is dictated by keeping vehicular access which is shared between T-Zer's printing
and their adjacent neighbor directly south of their property. The new building will be stepped
back slightly from the existing building to provide employee parking and well as west access
into the shop/warehouse. The west side of the building will include a canopy to provide
variations in horizontal and vertical depths on the west facade, creating some relief in the
elevation. A cultured wainscot at the bottom of all the wall breaks up the elevation as well. The
top of the wall will match the existing building finish, but with more modern/natural stucco
finish colors. The building will also have aluminum storefront doors and aluminum windows to
create horizontal elements with the front facing facades of the building. The larger overhead
door will also include windows within the door to help match the fagade profiles.
c) Building Form: The form and arrangement of the new building is mostly functional in providing
more space for the print (silk) screening and allowing to free up more space for employees in the
existing building. The design also allows for portions of the shop to be used for warehouse use
of storing supplies as needed.
d) Architectural Elements: As discussed above, the existing architectural elements on the building
is primarily stucco and the new building will complement the exterior finish, as well as blending
with new finishes/colors. Some interest and variation are created by providing a more modern
building look for the owner and have the entry (west) fagade to be the primary visualization of
the building. By not pulling in too many different finishes, the new building will be of natural
colors for the stucco finish to help enhance the cultured stone wainscot. The west fagade will
have a canopy for the entrance storefront door to provide not only weather protection, but also
giving depth to the entry. The roof will be a gable roof with asphalt shingles. The aluminum
windows, entry door, and overhead door will have a stucco trim banding to provide depth to each
fagade and appeal to the building.

e) Materials: The new building wall materials and finishes are detailed properly to function as
required in print (silk) screening and providing adequate air flow, while complementing a
cohesive building design. The materials and finishes are also durable and low -maintenance.
f) Signs and/or Lighting: Existing signs and lighting will not be modified.
