Dear Planning Staff,
The owner of the property located at 82 S. Baltic Ave. is proposing the new construction of an
approximately 4,200 s.f. office building. The project will be uses as a professional office building with
common reception area and break room.
With cues taken from the Meridian Architectural Standards and UDC, as well as the surrounding
context, we have endeavored to develop a project which satisfies or exceeds all requirements of
Architectural Character.
As per the City of Meridian Design Review Application Checklist:
1. Architectural Character:
a. Cohesive Design- The proposed building takes inspirational form from the surrounding
development and the architectural materials and style is complimentary.
b. Building Scale- The proposed building is single story in height, similar to the surrounding
development.
c. Building Form- The form of the building is rectilinear and similar to the surrounding
development.
d. Architectural Elements- The architectural elements of the building include, cultured stone
columns and cultured stone accent corner walls as well as a "Boston' ridge detail to compliment the
similar elements throughout the development.
e. Materials- The building materials include stucco and cultured stone and an asphalt shingle
roof.
f. Signs and lighting- The proposed building will have exterior egress lighting at the entrances of
the building. As well as soffit accent lighting on the front of the building. The signage is proposed to be
wall mounted on the gable end of the front entry.
2. Parking Lots:
a. The parking lot is existing common area for the business development. No modifications are
proposed.
3. Pedestrian walkways and facilities
a. The proposed project will have public sidewalks that enhance and connect to existing public
sidewalks as well as providing additional safety egress access for the building.
