Pine Ave Conditional Use Permit Number: CUP H-2017-0167 The purpose of this application is to obtain the Certificate of Zoning Compliance for Whistle Stop Apartments in order to submit building plans and commence construction. The plans are designed subject to previous review and construction techniques and finishes will be harmonious with the existing buildings within the vicinity and subject to all current approvals. The following are responses to some of the comments in the staff report: 1.6.3 —The location of the management office, maintenance storage area, mailbox, site directory, have been noted on the civil site plan. The mailbox, site directory and amenities are also shown on the landscape plan. 1.6.4 — Please see the attached examples of the proposed play structure. It will be a commercial grade play structure and will most likely be purchased through Slides and Stuff or Recreation Today that are here in the valley. 1.6.5 — Attached is a draft set of the CC&R's that will be recorded for this project. 1.6.7 —The landscaping plan shows trees in all of the islands that can accommodate them. There is a conflict with the existing fire hydrant in one island and the ADA access ramps in 2 other islands. We are coordinating with NMID for approval of the pathway. At the moment it is not shown on the landscape plan and we will continue to work with NMID for approval. The latest we have been told is that NMID doesn't like pathways in their easement as much as they did when this project was originally approved through Doubletree & Roundtree. The plans are designed subject to previous reviews and construction techniques and will be harmonious with the existing buildings within the vicinity. The front fagade is designed with a mixture of different elements, such as horizontal siding, batten and board and stone veneer. The primary entrance for the project will be located off of Pine which is where the site directory will be located. A secondary entrance from the east side of the project will connect to the Rock Creek Apartments. There is pattern variation on all four sides of the buildings, which will include 3 different paint colors on each building along with the stone veneer at the building entrances. The mechanical equipment will be shielded with shrubbery. Each of the buildings will have a covered parking space assigned to each unit. Sidewalks will extend from the existing sidewalk connection to Pine and continue in front of all the buildings and connect to the amenities.
