Subject: Short Plat - Condo Plat: Gurney Office Condos
Dear Mr. Parsons:
On behalf of BP Real Estate Meridian, LLC (the "Owner"), we are submitting the attached Short
Plat Application in order to convert the existing, single -story building into condominium units.
The original parcels were Lots 14 and 15, Block 1 of the Silverstone Campus Subdivision (as
reflected on the Vicinity Map - Exhibit A).
A Property Boundary Adjustment Application was submitted to the City of Meridian on June 12,
2018, in order to address the lot line which bisected the structure; the associated Record of
Survey Instrument No. is 2018-051123. The letter of tentative approval of the PBA is attached
as Exhibit B.
The single commercial structure, which is complete and now occupied, was built in conformance
with all requirements and provisions of the UDC, as well as in conformance with acceptable
engineering, architectural and surveying practices, and local standards.
Condominium Development
The existing structure is located in the heart of Meridian's Silverstone Commercial Campus at
the corner of Eagle and Overland Roads. The Owner's business occupies over half of the
building, and at this time the Owner desires to divide the property and convert the building into
condominium units for individual sale.
Our client proposes to subdivide the commercial structure into three (3) condominium units
along with common area in this 11,160 sq. ft. single -story building, as generally shown on
Exhibit C. Parking includes 40 parking spaces on-site, and is accessed by two access -points off
of S. Topaz, and will be shared parking; parking will not be dedicated or reserved, but will
remain available for use by all.

Zoning
Current zoning designation for the existing parcels is C -G. There is no requested change to
zoning.
Adjacent Properties
The subject properties are adjacent to commercial development on the north, west and south,
with the east of the building fronting S. Topaz Way. It is not anticipated that the Condominium
Plat will impact the adjacent properties.
Conclusion
The Short Plat / Condo Plat subdivision request is in compliance with all standards and
ordinances of the City of Meridian. We thank you for your consideration.
