The Ada County Assessor references parcel S110f7325800 in the tax maps. Owner currently operates a storage yard on several parcels of land south of Broadway Avenue between Main Street and Fifth Street in Meridian, Idaho. Current operations require the unloading of rail cars along the spur west of Third Street and hauling them via forklift across Third Street to the storage yard located between Third Street and Fifth Street. This activity results in 100s of trips across the Third Street right-of- way per week. Owner is looking to expand their property to the east, creating a contiguous site. The proposed expansion will include the construction of a new rail spur east of Third Street. As part of the proposed expansion Owner will relocate all operations east of Third Street, and not renew their lease on the property west of Third Street. Proposed improvements include the construction of a new rail spur, asphalt paving, and a new covered storage building for storage of sheet rock. Storage on the site is intended for building materials for purchase and delivery to contractors throughout the area. Stored materials include sheet rock, lumber and other building materials for the construction of homes and commercial developments. No new buildings are to be constructed as part of the proposed improvements. Also included in the proposed site improvements are new curb gutter, sidewalk and landscaping improvements for Broadway Ave. for Parcel VI only. Right-of-way improvements are not intended for other parcels currently leased by Owner. Per the City of Meridian's request new onsite parking is being shown to meet the requirements of the Light Industrial zone of 1 Stall per 2,000 square feet of building improvements. There are currently three buildings located on site with a total of 33,221 square feet. A total of 17 parking stalls are required for the existing improvements, and 24 parking stalls are being shown. With no additional buildings being constructed parking requirements are being met. New Trex Fencing is being constructed along the entire frontage of the Parcel VI as well as the existing parcels whose leases are to be retained by the Owner. Fencing will be constructed for the frontage of Broadway Ave. and Third Street, as well as 100 feet east of Third Street along the railroad right-of-way. Site improvements will also include stormwater collection infiltration systems for the proposed site improvements and Broadway Ave. improvements.
