The Elevate Storage Units at Ustick Marketplace will provide self -storage for the neighborhood and surrounding
areas in Meridian, Idaho. The 52,000 SF facility will consist of a small front office and retail area, and self -storage
units contained in 9 buildings throughout the development.
Located east of N. Eagle Road and adjacent to residential development and light commercial areas, there has
been great care taken to make sure the building blends well with the surrounding structures. The roof slopes
maintain a low slope to match the proportions of surrounding structures. The exterior building materials consist
of stone, metal paneling, and glazing, with accent trim and decorative metal accent bands. Standing seam metal
roofing at the low sloped roofs will have minimal visibility from the exterior, other than the tower elements which
will portray a hipped roofline, similar to those found in the surrounding neighborhood.
The site is accessed from a new asphalt drive from N. Records Ave. A curb cut at Baldcypress Street to the north
will provide fire department emergency access only, and will not be used as a public access point.
Parking is located atthe main entrance to the site, at N. Records Ave, and will provide two standard parking stalls
and one ADA accessible stall.
Mature, existing landscaping encompasses the development perimeter along N. Records Ave. to the east and
Baldcypress Street to the north. Additional landscaping will be provided to match existing along the south
perimeter, facing the existing Lowe's Home Improvement building.

Architectural Character
Cohesive Design:
• The adjacent commercial buildings are located along N. Eagle Road and W. Ustick Road, including
Lowe's Home Improvement store, Dunkley Music, and Affinity at Boise apartment complex. To the
east, the majority of the infrastructure is single-family residential. The building design includes rhythm
and repetition of architectural elements to adhere to the City of Meridian Architectural Standards that
are compatible with existing adjacent land uses.
Building Scale:
• The surrounding area consists of one and two-story commercial and residential properties. The
proposed one-story buildings are similar in scale to the adjacent residential and commercial uses.
Vertical extensions of select building materials create modulation at the buildings with longer facades.
Building Form:
• Architectural features of the building include modulation of the building footprint to create visual
interest of the building exterior, as well as height variation to indicate the development entrance along
N. Records Ave.
Architectural Elements:
• The proposed development will function as a self storage facility, serving the surrounding area and
adjacent residential neighborhood. Each building will include elements similar in design to
neighboring components and facade articulation, including height variation at the entrance, northeast
and southeast end "tower" elements with hipped rooflines. Decorative metal accent bands at the
building perimeter facing public roadways create visual interest and additional building articulation.
Materials:
• The materials used on the buildings are complementary combinations including stone, metal, and
glazing. The building facades that face public roadways exhibit consistent material and color
combinations. Accent colors will highlight trim or material transitions. The color selections match
those of the surrounding residential neighborhood and commercial buildings., exhibit can easily be
found on the surrounding residential houses close by or on some of the limited commercial buildings.
Signs and/or Lighting:
• Signage will be located at the building entrance, along N. Records Avenue, and at the northeast and
southeast "tower" elements. Site lighting shall include some exterior building lighting for security
purposes.
