Zions Bank
To Whom it May Concern:
Pursuant to requirements for Conditional Use Application Submittal Requirements, we are attaching this
letter of justification.
Zions Bank, in an effort to become more easily accessible to clients in Meridian, has purchased and now
aims to develop Parcel R1392120081. The property is currently zoned CC and located at 1767 W. Island
Green Drive. The existing property is currently vacant and a dirt field surrounded by Chinden Road to the
South, residential properties to the North, Einstein's Oilery to the West and a vacant lot available for a
future commercial project to the East.
The potential effects on adjacent properties are as follows:
1. Residential properties to the North will now have a large buffer, Zion's Bank, between them
and busy W. Chinden Boulevard. There may be a slight increase in traffic along W. Island
Green Drive but being that the residential properties enter their neighborhood from N. Linder
Road, they will not be affected.
2. Einstein's Oilery, to the West, will share a two-way entrance with Zion's Bank from W. Island
Green Drive. There will be landscaping between the two properties that will act as a visual
screen separating the two businesses.
3. The vacant property to the East will have a barrier with tree's lining the adjacent property
that Zions Bank will be located on. They will have their own entrance from W. Island Green
Drive.
4. To the South, is West Chinden Boulevard. Again, there will be a barrier of trees to buffer the
noise from the busy street. Clad in brick, masonry and black aluminum, the design is
traditional and modest with landscaping that will soften its presence that will create a nice
visual from Chinden Boulevard.
In conclusion, we strongly feel that the proposed use for this property will be an enhancement to the
neighborhood and community. Please don't hesitate to contact us if you have any questions regarding

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
