PZ - PlansPINE DEVELOPMENT EXTERIOR ELEVATION CONCEPT SKETCH MERIDIAN, IDAHO|2.13.18 PROJECT NARRATIVE Pine Development is a multifamily community that will provide housing options for students attending the near-by Idaho College of Osteopathic Medicine, Sam and Aline Skaggs Health Science Center at Idaho State University - Meridian, and other professionals and residents of Meridian. Pine Development consists of two phases of construction. The first phase includes 240 dwelling units divided into 10 buildings, the second phase is a similar 240 dwelling units with 10 additional buildings. The total site will include 480 dwelling units within 20 buildings. A single story amenity and management building is sited within phase 1. The site design locates buildings nearer to streets and tucks parking behind buildings and away from immediate public view, creates a land use buffer zone between industrial use properties and single family homes and facilitates connectivity with pathways and trails. The layout of buildings within the site create an inward focused community appropriate for families and has a variety of amenities distributed through both phases of the project. Amenities include a clubhouse with fitness room, lounge, study rooms and a pool. A public multi-use trail will follow Jackson Drain and in the future will connect to the greater City of Meridian trail system. Outdoor covered grilling areas are located throughout the site as are large grassy turf areas connected to looped sidewalk walking trails. Ample open space throughout the development is available to residents; at least half of the parking is covered carport parking or available within an enclosed single car garage. PINE AVE barrier along the east boundary which is further enhanced with a landscape buffer and opaque fencing. The intent in the design of the multifamily residential buildings is to complement the contemporary style of the Idaho College of Osteopathic Medicine. Low slope membrane roof assemblies with parapet walls, vertical building massing, contemporary use of fiber cement siding materials and elegant contrasting color tones will be utilized. The overall building form is consistent at all buildings for efficient cost and construction. Variation among these consistent buildings is introduced by: over-framing to create plane changes, two-foot deep pop-outs, and by varying the application of materials and color. Thus, the building forms, colors and materials are complimentary and the 3 building variations have very unique features. Per requirements of the City of Meridian, no two buildings viewed from the street or public space appear the same. Other architectural elements include - energy efficient LED lighting to highlight pathway, and parking lot lighting to enhance architectural features and entry ways. The landscape design complies with the City of Meridian requirements associated with: tree quantities, tree spacing, tree species selection, use of landscape areas around buildings, use of landscape buffers, and use of turf and mulch. The landscape design supports the site plan with use of usable turf areas, attractive foundation and open space landscaping, and the deliberate use of various tree species to improve wayfinding, create transitions in scale, and provide seasonal interest. Water harvesting in landscape areas will be used as green infrastructure – supporting storm water management efforts across the site, while reducing the potable water demand for irrigation.
