Project & Site Description
The site is located north of West Chinden Bolevard off of West Balata Court. The entry features are set
within the development and located within the ACHD right-of-way.
South of the main entry monuments and arch is a circular tiered fountain with landscaping. The fountain
will have small spray jets with the water cascading to the lower pool. The fountain will be constructed of
cast stone which match the monuments and cast stone ornamental capstones.
On both sides of the fountain is a pedestrian sidewalk providing connectivity among the residential proper-
ties.

Inspection Frequency / Scope of Work
The Spurwing Home Owners Association must hire a professional Engineer (Structural)
to perform the inspections and maintenance of the Fountain Feature.
The recommended inspection and maintenance frequencies in this report are based on
the recommendation from a Structural Engineer. Depending on many factors, more
frequent maintenance may be justified for the entry feature. It shall be the responsib-
ility of the HOA to develop a routine maintenance procedures on the actual preform-
ance of the fountain. Inspections during the first years of construction may reveal that
more frequent inspections and maintenance are necessary, in which case the recom-
mended maintenance intervals should be adjusted accordingly.
The HOA shall keep on file for eight years of previous inspections and maintenance
records completed todate. Records of any and all major maintenance performed on the
fountain feature shall be kept on file for the life of the entry feature.
After each inspection the report must be reported to ACHD along with the plan of action
for any item on the inspection log with five (5) business days of the inspection. If
repairs are needed the HOA shall address the problem with 48 hours and repair with 30
days.
Fountain Monument Feature
The following inspection and maintenance schedule is provided as a guide for the HOA.
At a minimum, the provided inspection and maintenance procedure shall be complied
with. After the inspection a report of finding shall be prepared and kept on file for
records and use during the next inspection. If any deficiencies are discovered a plan of
action shall be determined to remedy those areas.

Inspect for overall structural stability. Look for anything that doesn’t appear to be
performing as intended. 48 Months
Verify that plaster coatings are in good condtion and preventing
corrosion of strucutral members 48 Months
Inspect overall quality of stone veneer and attachment to concrete structure 48 Months
Collect a photo record of the structure and any problem that may be found. 48 Months
Safety Information
The inspector shall be a PE (Strucutural Engineer) and have the proper safety equipment and training prior
to conducting any inspections. If the entry feature inspection reveals a safety concern, the HOA may need to
modify the site activities to reduce or eliminate the safety risk. The following is a list of safety precautions an
inspector should be aware of when conducting inpections.

Maintenance
All maintenance work should be done in accordance with OSHA regulations. Maintenance personnel should have the proper safety equipment and training prior to performing any mainte-nance on the entry feature. The following is a list of safety precautions maintenance personnel should be aware of when they perform maintenance on the entry feature.
• Operate equipment safety and in accordance with manufacturers specifications. Equipment operators should be aware of site personnel at all time to avoid causing injury to others.• Contact utility companies before excavating a site. Underground utility may be present. cover or clearly mark excavated areas that will remain open. Backfill at the end of the day and mark to alert of the potential risk.• Wear gloves if any mechancial parts or structural components are going to be handled.• Proper containment and cleanup will be performed in the event of spillage of a hazardous or waste material.• Drop cloths will be used when performing maintenance work, such as painting, scraping, or sand blasting. All collected materials will be properly disposed of daily.
